Beware of 3737 E Isabella Ave.

We lived in this home for 2.5 years. In year one the owner quickly replaced an old dishwasher and dryer, which we appreciated. However, year two was difficult. The owner raised our rent 5% despite Stratton's market analysis showing area rents had dropped ~2% in the year. He would not meet in the middle, making the next series of issues even more frustrating.
That summer, the AC wouldn't get the house below 80°F during the day. The first technician asked us to keep the thermostat set higher to see if that helped. Predictably, it didn't. A week later, a second technician came out, said he found the problem, and needed to order parts. He informed us techs aren't allowed to tell tenants what the problems are, but looked at my 7-month pregnant wife and said, "usually you would go to the back of the line, but I see that you're pregnant so I'll do my best to give you guys a higher priority." Instead, a third tech from a different company showed up and confirmed the AC wasn't cooling enough. Then a fourth tech was sent, but had a severe language barrier. Following that visit, instead of someone fixing the problems found, we were charged $150 for their visits. We spent the remaining summer fighting the charge and ultimately nothing was done before the summer heat subsided.
In December, the thermostat failed. That technician on that visit found and fixed "multiple compounding problems" with the AC unit. Months later, the owner sent a technician to complete a preventative maintenance visit (which we did appreciate). He found some issues with the unit, could not confirm the house would be any cooler in the summer, and said if we hold the owners feet to the fire, hopefully he will help us out. We tried to do that with the next issue, but that did not end well for us.
In February, with a 4-month-old, our washer began leaving debris on our clothes. I pulled the drum and cleaned it, but the issue persisted. A technician came out and we were sure to specifically ask how to resolve the problem and what to do if that doesn't work. He said it needs 2–3 cleaning cycles with a cleaning solution. If that didn't solve the problem, the unit needed to be deep cleaned by a technician or replaced, but the replacement would be a cheaper option. We ran 16 cycles with an entire box of the solution and the issue did not improve at all. We asked for next steps from Stratton, and 6 weeks from when the problem started, we were informed the appliance was a "convenience" and the owner decided he wouldn't fix it. Our last option from the lease was to remove it. We spent hundreds to buy and professionally install our own machine. Three days later, we were given a notice that our lease would not be renewed and we were being charged $150 for the tech visit. Stratton claimed the tech noted the machine was "working as designed," ignoring the fact the tech's recommended 2-3 cleaning cycles did not address the issue he acknowledged. I tried to contact the owner directly to resolve this but he ignored all communication.
For Stratton as a rental company, our experience was frustrating. Pretty much every interaction with Stratton involved incorrect information, missing attachments, half-answers to emails, or a complete lack of follow-up. I can't remember a time I received an update on an issue or a question without needing to follow up first.
They made it clear the owner is the customer, the lease is between the tenant and the owner, they will simply do whatever the owner asks, and any disputes need to be worked out between the owner and tenant directly. While I can understand how that is the case, it was not made clear upfront. Their website actively indicates they help enforce the lease. For example, their online FAQ states the landlords are responsible for paying for repairs and maintenance requests, other than damage from tenants or routine items like lightbulbs. This was not true in our case. They have no input on what an owner charges. For renters, ensure you have the owner's contact information to try and sort out disputes.

Wish I could give less stars. Got scammed for $100. Maybe my 2nd or 3rd time ever dealing with a property management group and didn't have any bad experiences until these guys.

Saw the unit twice, decided we want it. Put in two applications and we are denied due to "lack of rental history". It asked for two years of rental history and I provided 2 years. I've literally never had an issue getting a place in my life. I have 0 evictions, 0 issues ever paying rent on time, nothing ever comes up on my background check because I'm squeaky clean. Never even a speeding ticket. We had no pets, never done drugs. We are the perfect tenants. It blows my mind that places like this can just steal $100 and then deny you for no reason.

I offered to sign a longer lease, provide more rental history, have another co signer....I called...yeah idk maybe this company is just a front but they completely scammed me. Maybe I just got a bad agent. Heather you suck.

Luckily the next management group I dealt with after was perfect and very helpful, and the place was better. But wow....Stratton vantage sucks

Working with Brylee Helm is one of the best decisions I made during my home rental journey. From the very first communication, she kept me informed, supportive, and confident every step of the way. She listened carefully to what I was looking for and always made time to answer my questions.

What stood out most was her dedication and attention to detail. She guided me through the entire process and made what could have been a stressful experience feel smooth and easy. I truly felt like she cared about finding the right rental for me, not just closing a deal.

Thanks to her professionalism, communication, and genuine care, I found the perfect rental and couldn’t be happier. I highly recommend Brylee Helm to anyone looking for a knowledgeable and trustworthy real estate agent who goes above and beyond for their clients.

Working with Mary to list and sell our out- of -state investment property was an exceptional experience. She consistently went above and beyond her duties as a Realtor.

Managing a sale from a distance can be incredibly stressful, but Mary made the process seamless. She coordinated numerous tasks on our behalf, such as meeting with contractors for repairs and improvements, and ensuring the home was "show-ready" for potential buyers.

What really stood out was Mary's responsiveness and attention to detail. She kept us informed at every step, responded quickly to our questions, and handled negotiations and challenges with expertise. We felt our property was in good hands from start to finish.

We are grateful for her dedication and would highly recommend Mary to anyone looking to sell a property. Her commitment and integrity make her a standout professional in the industry.

Many thanks,
Ingrid and Jim

I’ve had the pleasure of working with Stetson DeWitt at Stratton Vantage Property Management Group, and I can confidently say he’s one of the best in the business. As a Maintenance Coordinator, Stetson is incredibly responsive, knowledgeable, and solutions-driven. He handles issues quickly and professionally, and you can tell he genuinely takes pride in the properties he oversees.

What really sets him apart is his communication and follow-through. In an industry where those two things can make or break a project, Stetson consistently delivers. He’s organized, fair, and easy to work with, which makes every interaction smooth and efficient.

I truly value working with him and would highly recommend him to anyone looking for a reliable and competent property management professional.
