Some issues I’ve experienced with the building in no particular order:
- Big ant problem throughout the building. They treated it, but the ants came back. I treated it myself, but I’m not optimistic it’ll hold.
-Â Currently dealing with a rat problem. Found a rat inside my car wheel, and a week later another rat jumped out of a trash can next to the entrance and ran between my legs. I reported it and am waiting for a response.
- Semi-bad cockroach problem too. I’ve had traps out for 3 months, but they aren’t working well because the building needs to consistently exterminate the entire building once a month.
- No air exhaust above the stove, so the vent just moves air to the ceiling, and the whole apartment smells when you cook. We can also smell our neighbors’ cooking.
- The HVAC system is flawed. Room-to-room temperature varies by around 5 degrees and the difference between 75 and 70 is huge. I tried balancing the vents, but that didn’t help.
- Initial rent payments worked fine via Resident Services. However, they asked me to transition to ClickPay, but I couldn't get it to work for 2 months. They kept pushing the blame onto me and ClickPay, then send me eviction threats for not paying rent for 2 months, even though I repeatedly followed up with them and showed screenshots proving ClickPay wasn’t working. They then said I can pay via check or they'll take legal action. I pushed back as I don't have a check book. Eventually, they said I can pay via Resident Services. Wasted 2 months of my time.
-Â The building gets flooded badly.
- You won’t be able to get a parking spot between 8am and noon because they share the parking lot with a bagel shop.
- Management sent me a formal notice to move large delivery boxes. That one is on me, but I like how they use “fire hazard” and other big words when they could’ve just asked me to move them. They sent a notice at 5p and gave me a deadline of 9a next day. Also, if they’re going to throw around fire hazard threats, it’s funny that I pointed out there was no fire alarm in the kid’s bedroom two months ago, and they still haven’t installed one. Double standards and an actual fire hazard in my opinion.
- Structurally, the building is designed poorly. For example, the floors are very creaky and thin, so you hear every step. Thankfully we’re on the top floor, but I don’t envy the neighbors downstairs.
-Â Their electrical system is weak. The breakers keep tripping in the kitchen and laundry areas.
-Â The car wash across the street makes a lot of noise when it dries cars if you keep the windows open.
-Â Overall, the building is poorly maintained.
- They used to have building-wide water pressure issues but they fixed it. Hope it holds.
- Rude, unhelpful, and aggressive management. Cynthia Graciano is the worst. I know they’re trying to sell the building, but even good management likely wouldn’t save this building. Can't wait for my lease to expire.

Terrible management. Drove 3 hours for a scheduled apartment tour, which I got 4 confirmation emails for. When I arrived at the property there was no one there to give the tour and we couldn’t get into the building so we were forced to stand outside in the cold. After 20 minutes of trying to get ahold of the property manager over the phone, he informed me that all the apartments were taken and would not give us a tour until someone moved out next month. Terrible experience. Terrible management. Poor communication and planning.

Beautiful apartment in a convenient location in Mamaroneck. The area is ideal, close to everything you need. JC, the super, goes above and beyond to ensure a comfortable experience—he's always helpful and responsive. Nisha, the leasing associate, was extremely helpful and made the entire leasing process smooth and stress-free. Maintenance is fast, efficient, and thorough; any issues are resolved in no time. Highly recommend for anyone looking for a hassle-free living experience!
Well done Maxx properties!

My wife and I rented a 2 bedroom apartment here in July. The entire experience has been great thus far. The building is really intelligently designed for the area - there can be flooding here but the building is set up so that it isn’t going to cause issues and the windows and insulation are very good for a apartment complex.
The listing agent Nisha was really helpful and since moving in JC (super) is beyond helpful and kind. We had an issue with our AC and they were quick to respond.
The apartments are quiet and very conveniently located near the train and downtown. If I had a complaint, it would be the fact that the windows hardly open but that is a nit pick.

Location, Location, Location! Close to the Metro North. 35 minutes to Grand Central and walking distance to downtown Mamaroneck. It was a perfect match for myself and my mom to start a new chapter of our lives. When we sold our house. This past April.
It was a stressful moment for myself and mom. Especially when you make a massive pivotal change like ours. After 40 years of being in the same house. Thankfully the seamless process to secure a place. Placed both of our nerves at ease. Especially with the help of our Sales Manager Nisha. Patient, Punctual and Courteous! Regardless how many questions I had. In the end. Coupled with persistence and staying on top of the process. Today. We are happy to call The Grand Street Lofts our new home!
