The maintenance team members I’ve met have always been so friendly and genuinely caring. I especially want to give a shoutout to Greg for going above and beyond with our AC issue. He worked incredibly hard over the course of a month to get it resolved, and his persistence really paid off!
Since we have two AC units, they could have just removed the one that was having issues and closed it off, but having two ACs was actually one of the main reasons we chose this particular apartment. Our bedroom AC was so old that finding a replacement that would fit was really difficult, but Greg didn’t give up. He worked hard to find a solution and make sure we were happy, and we really appreciate all the time and effort he put into getting us a new AC!
5 stars specifically for Greg and the staff in general. The people in the leasing office are very friendly and I genuinely enjoy seeing them. The only complaint I have is the laundry room (at least the one we use in our building) could be better maintained. But I think that’s more on a third party company than the property themselves.

It's time to move on. My best friend and I have lived here two years now, Veranda was okay for an intermediate place but not long term. The nice facade breaks down the longer you stay.
Pros: Generally well kept, amenities, and location.
Cons: Community washer dryer only (and is pricy), near weekly water shut-offs, issues with credit agencies, poor management communication with an AI bot for communication.
Visually, Veranda looks nice and professional. It's nice to live somewhere that looks upscale. Grounds are maintained well, and pool areas look up to date and fun.
The little gyms also look nice with some updated equipment. We rarely used them but they're there. Same with the pet spa since it always smells of mildew. But in all, Veranda has more amenities than some apartment places and I'm sure are helpful for some.
This part of La Mesa is really nice, too. Right next to a quiet neighborhood and park, but also right off the i8 so you can get anywhere in SD fast. It's pretty safe and convenient.
The community laundry, though, was the first thing that soured our stay. Each load is minimum a $2.50, then $2 to dry. You end up spending a lot of money each month on laundry here, especially since the washers are so small. People are disrespectful and leave their clothes in the machines for hours, wash their very soiled pet bedding so there's dog hair in every machine and on your clothes (yes, there's supposed to be designated washer for pet stuff but no one uses them) and people steal items! The security will also randomly lock the laundry rooms up (with your clothes still running) before hours! so you have to call them to come back and unlock it. It takes them about 30 minutes to get to Veranda so if it's an emergency, security actually isn't right there and means nothing...
Also, there is almost always a water issue and shut off at Veranda- they have a lot of issues with their water pipes. Our shower pressure has always been off- the flow and heat varies mid shower and just about stops, then suddenly is warm again. We told maintenance, they changed our shower head so at least it doesn't rattle. I think the pressure and heat issue is more systemic. You'll get emails for water shut offs lasting a couple hours almost every week- but as someone who works nights in a hospital where I really need to shower when I get home in the morning, it's very inconvenient. And I hate the water turning lukewarm halfway through a 10 minute shower, especially when I'm the one paying for water.
Another issue residents/potential residents need to be aware of: Veranda's rent reporting agency is severely messed up so check your credit scores! They switched from one company to another for rent reporting but never cancelled the first one so there's two overlapping credit reports being submitted. I only found out bc my bank denied my credit application because Veranda said I was paying twice the amount of rent and the rent/income ratio was wildly out of proportion. Two months later after many emails, phone calls and reminders, the first rent reporting agency finally just took off their data. I lost over a year of great rent reporting but at least my rent to income ratio is back to normal.
Another issue: management communication. Kayleigh used to be our leasing specialist- she was awesome. Always reachable, reliable and would try to solve your issue promptly. She left and now the office is relatively unreachable. If you call them, you get the AI bot Brooke. It will tell you erroneous information (it told me it was past midnight once for an issue when it was 11pm??). If you call for maintenance, it's the AI Bot- there was broken glass in a common area that we called in for cleaning and maintenance, I got an email a day later saying there wasn't a need for lights outside the building? Not the issue we called for? It's just been frustrating. And then there was the black mold they just painted over when we reported it so... in all, it's a good thing we're leaving. If you need a short term place to stay, sure. Otherwise, settle somewhere else.

Property managers deserve more recognition for the amount of work they handle every day. Resident requests, maintenance follow-ups, vendor coordination, inspections, emergencies, and communication all require constant attention.
Tools like TaskEstate can make that work easier by keeping maintenance requests, work orders, assignments, photos, notes, and status updates in one organized system. Instead of requests getting lost in phone calls, emails, or text messages, the team can track everything from request to completion.
Thank you to the property managers who keep working hard to improve their communities and resident experience.

So happy and truly grateful for the amazing service here at Veranda Apartments! Greg has been incredibly helpful and is always there whenever we need assistance or have any issues in our unit. He’s reliable, professional, and very kind.
What we appreciate the most is how fast everything gets handled, whenever you submit a request through the app, they respond right away and make sure the problem is fixed as soon as possible. It really gives us peace of mind knowing we’re in good hands.
Living here has been such a great experience because of the excellent maintenance and support. Highly recommend Veranda Apartments to anyone looking for a comfortable and well-managed place to live! ⭐⭐⭐⭐⭐

am about to celebrate my one year anniversary as a resident of Veranda La Mesa. I have lived many places over the years and Veranda La Mesa is the best of them by far! I live in a beautifully, completed renovated apartment with a balcony that overlooks Aztec park and Mt Helix. It is a quiet, peaceful community with spacious, well-manicured grounds, and a host of amenities that include four pools and multiple spas, a dog park and dog spa, basketball and tennis courts, multiple laundry facilities, a game room and co-working lounge, and a fitness center. I also enjoy our frequent community events, You will never be bored here! The crown jewel is the excellent staff - the wonderful Maria, who goes above and beyond to make your resident experience the best possible; the lovely Kayleigh, who is also a stellar at in her work, to management - Tom - and the maintenance and grounds keepers, it is clear how much everyone cares about the community. I am so proud to call Veranda my home and look forward to enjoying it for a very long time!
