When we arrive the agent never introduced herself and then we were told the apartment we were interested in wasn't available for viewing. I had been emailing back and forth with other agent who told me there were a couple available for viewing that had the same floorplan that we were looking for but they had the walnut creek available I believe was about 900sqft and we were interested in the 1400sqft but we agreed to look at it and she told us it was remodeled but it didn't look like the pictures on the website of the remodeled stuff and she kept asking us if we liked it and that it was cheaper but comparing the prices that I was emailed for the 2b 2b loft compared to the 2 b 1 b it was around the same price, the 900sqft was $1331 and the 1400sqft was for $1329 but regardless it wasn't the floorplan we were interested and we didn't get anymore information. We were very excited to see the place based on the pictures and we were very disappointed and was really just a waste of time

One star would be the overstatement of the year for this property. I have been a resident for nearly 4 years. In the beginning it was fine. Not great but fine. There at least was a clear line of communication to management and maintenance staff. There were hiccups but there was communication and a typically a remedy to any issue. In the last year and a half things have gone down hill rapidly. To start, management is a total joke. They are rude and complacent even when there are urgent matters. There is little to no communication and you will only get answers after multiple attempts to communicate.
I resides in the 2 bathroom lofts. The upstairs toilet (even without any use) had issues where it would continuously run to the point that it would overfill the bowl. Leading to countless times of flooding not only the upstairs portion of the home, but the downstairs and also the shared resident hallway. This happened on at least 5 separate occasions. After each time maintenance would “repair” the issue. Though any anti-mold and general health and safety measures were not taken during any of the clean-up efforts at all. After the 5th time of having to deal with toilet water pouring out of the ceiling and vents, I took matters into my own hands and shut the water off completely to that toilet. I paid rent for a 2 bathroom apartment for all 4 years, while for 2 and a half of them the second bathroom was unusable. This matter was brought up to management and maintenance on countless occasions, though of course, no action was taken.
Earlier this year, they decided to “renovate” the hallways. Mind you the ceiling above my unit was dilapidated and severely water damaged. Their brilliant fix, paint it black! No extra measures taken to ensure mold removal. During these renovations, the trim was removed near the carpet. While the repair was taking place, the trim was removed and left on the floor of the hallway for over 2 weeks before the renovations were complete. While I don’t love having to step over trash and materials when entering my home while this was taking place, it did give me a fabulous view of the black mold growing underneath the previous trim. Directly outside my apartment where it had flooded countless times. I informed staff of the monstrous health hazard, though their decision was to do nothing and glue trim right over it. Bandaids over bullet holes is the mentality of this complex when it comes to any repairs.
On several occasions, I brought up issues with the staff whenever they were willing to be present during their posted hours or even answer my calls. Though yet again, no measures taken. There are no in unit washers and dryers in the unit I was residing in. Which leads me to the shared coin operated singular washer and singular dryer for my floor. They have not worked in over 12 months. When making my journey down there one day to see if maintenance had done their jobs and fixed them, I was met with a key ring. A key ring of EVERY key to each apartment in my building. They were unattended laying at the top of the stairs in our shared resident hallway for 5 days. After seeing this, I left a note for my fellow neighbors to request a lock change due to the extreme negligence of the complex staff. After that incident, we received a mass email sent out to residents stating “at no time were keys ever left unattended.” As if my trust wasn’t entirely diminished, to send blatant bold face lies to paying tenants was beyond my comprehension. When dealing with this matter little to no consideration was taken. I was told it was being handled internally and it could not be further discussed with me. I was given the option to be let out of my lease early by the manager at the time. Though shortly after the incident it seems as though she was removed or quit the position. So no such luck getting out of there.
I could truly go on and on with absolute horror stories from this place. This property is declining rapidly. As a paying resident you are not cared about. I would never recommend this complex to ANYONE.

This place is one of the dirtiest places I’ve ever lived. Neighbors smoke weed inside at all hours of the day with no regard for others. I now know why they took the maintenance option for grounds keeping off their portal.

The new owners and new rent prices are due to the fact that they are broke and need security to drive in the lot twice a night because of the amount of crimes in this neighborhood. This complex is so entitled, they think slapping a new coat of paint up and down the hallways and within units, and adding appliances from the 2010s makes this dump of a place luxury. And the fact they had a max rent of 3500 dollars on a 3 bedroom is hilarious. I could get a nice home with that payment each month. They are non-renewing residents like me who have been here for 5 years, because they want delusional people to come to this dump and pay 1400 a month for a loft with no rooms, and over 2K for apartments with rooms....talk about classist clowns! I am counting down the days until I get to leave this dump and its petty owners. I miss when Joey, Arjay, and Lundco owned these buildings. This place is an utter scam in a dangerous neighborhood. DO NOT MOVE HERE. 5 years of rent paid for this? Cushman and Wakefield, this one is for you 😘

Management will nickel and dime you. It's an objectively disappointing place to live
Besides being:
1) Old: Broken closets, old carpets, and bathtubs that don't drain
2) Uninsulated: $100+ heating/cooling bills most of the year
3) Bug-Infested: Nightcrawlers, millipedes, and ant infestations each spring
4) Loud: No sound dampening. Hear upstairs footsteps, hallway parties, and barking dogs
5) Crime-Ridden: Break-ins common. Expect thieves if you forget to lock car as I did. Saw multiple smashed windows and stolen valuables
You will not get your deposit back, even if your visual walk-through was unremarkable. Management uses vague "wear, tear, and repairs" language to fund renovations, regardless of how cleanly you lived. Even as a multi-year tenant
I can't speak for past management, but since the sale and takeover, there's clear pressure to squeeze profit from a decaying property
Do NOT expect:
- Your deposit back ($100 back from a $1200 deposit)
- "Itemized damage" lists to help
- Accountability or transparency from management
EXPECT:
- Subpar living conditions behind "luxury" branding
- To be treated ruthlessly as another number underneath friendly corporate faces
- Management to refuse explanation of charges over phone
- Objections to be dismissed to email after being characterized as "disrespectful and accusatory"
Buyer beware. There are better, newer, more ethical options nearby
I hope this helps future renters make a more informed decision
UPDATE (1) - Responding to ORIGINAL RESPONSE:
Questions for future tenants:
"Am I okay living in an aging property with crime, noise, and pests?"
Notice management didn't deny ongoing issues. Just that I didn't raise a fuss about pests, noise, or repeated car break-ins
"Am I willing to pay $1100 in 'damages' for returning the unit in the same condition I rented it?"
Referencing an itemized list doesn't change that the charges feel unreasonable at best, and predatory at worst
"Am I comfortable being treated this way?"
Decide for yourself: is management engaging in good faith, or simply doubling down? Were my objections truly disrespectful or just inconvenient?
Ironically, their claim that "the management team has remained the same and follows consistent policies" is an admission that this is their historical standard
I retract my assumption that new ownership was the issue. In contrast, I've had excellent experiences with other Lund properties in Lincoln (e.g., Square 48, Aventine)
Check out other Lund properties first, before considering Lakeview
UPDATE (2) - Responding to EDITED RESPONSE:
Move-out pics attached. Lakeview edited their reply to manage YOUR expectations as a future tenant
- "Sad your final impressions didn't reflect our friendly relationship"
There was no relationship. Certainly not friendly. Just vague charges, refusing phone discussions, and being framed as rude and accusatory
- "We understand how important transparency is... We treat all residents with professionalism and respect"
Management is more interested in image than solving problems. Editing responses after being called out for bad practices, is the opposite of transparency
They demonstrated my point point better than I ever could
Update (3):
Lakeview Management has deleted their reply entirely, instead of addressing the concerns I've outlined above.
As of July 18th, fourteen days after lease termination - I have not received any deposits or explanation of charges
