We had a wonderful experience buying our home with Glenview. We worked with Cristina, who was incredibly helpful throughout the process. She was always quick to respond and went the extra mile to get answers from the design centre or architect whenever we had more technical questions.
Cristina is professional, approachable, and genuinely invested in her clients’ best interests. Her insight and guidance made the whole experience smooth and enjoyable, and we never felt pressured at any point. We truly appreciated her support and would highly recommend working with her to anyone buying a home with Glenview.
A few months after buying, we attended a Home Buyer Seminar that Glenview put on for our community at the design centre. We got to meet team members from sales, design, construction, land development, and warranty. There was also a realtor and mortgage broker there. It was a great experience to learn more about the new build process as well as meet future neighbors. We really enjoyed this night and it shows that Glenview goes above and beyond to provide excellent client service.

Extremely Disappointing Experience – Serious Construction, Quality, and Warranty Failures

We took possession of our new home from Glenview Homes (Innes) Ltd. in July 2025, and this has been one of the most stressful and disappointing purchases we have ever made. Based on our experience, we strongly caution prospective buyers.

Roof Installation Defects and Active Leaks
One of the most serious issues involves the roof installation. Shortly after possession, we experienced roof leaks, raising immediate concerns about improper installation and overall construction quality. Visible deficiencies were identified, including signs of incorrect flashing, poor sealing, and workmanship that does not meet reasonable industry expectations for a new build. Despite reporting these issues promptly, the builder has failed to properly inspect, repair, or remediate the problem. A leaking roof in a brand-new home is unacceptable and presents a risk of long-term structural and moisture damage.

Water Intrusion and Foundation Cracks
In addition to the roof issues, we have identified water intrusion concerns and visible foundation cracks, further raising concerns about build quality and long-term durability. These items were reported within the warranty period, yet no meaningful action has been taken to resolve them.

Complete Failure of Warranty Service
The after-sales and Tarion warranty process has been effectively non-existent. Warranty documentation was submitted on time, yet no repairs have been completed, no repair schedules provided, and communication has been minimal to non-existent. Builder repair timelines have passed with zero corrective action, leaving multiple defects unresolved months after possession.

Poor Workmanship and Quality Control
The overall workmanship throughout the home is well below what is expected of a new build. Deficiencies included incorrect painting, substandard finishes, scratches, and visible defects throughout the property. The number of issues identified during the PDI alone reflected a lack of proper quality control before possession.

Unfinished Exterior Work
Months after possession, the property remains unfinished, including an unpaved gravel driveway. Despite repeated assurances that exterior work would be completed before winter, timelines were later changed with shifting explanations, leaving homeowners to endure a Canadian winter with unfinished exterior conditions.

Unprofessional and Dismissive Conduct
Interactions with staff across sales, design, PDI, warranty, and senior management were consistently dismissive and unprofessional. Legitimate concerns were minimized or deflected rather than addressed in good faith.

Conclusion

We are left with:
• A leaking roof caused by improper installation
• Unresolved water intrusion and foundation cracks
• Numerous outstanding warranty items
• An unfinished property months after possession

The lack of accountability, workmanship, and customer care has been deeply disappointing. There are far more reputable builders in Ottawa who stand behind their product and respect homeowners. Based on our experience, we strongly recommend avoiding Glenview Homes.

An Amazing Homebuying Journey with Glenview Homes!

Our experience with Glenview Homes has been nothing short of exceptional. From the very beginning of our homebuying journey to the final closing, every step was filled with professionalism, transparency, and warmth.

From the initial sales experience with Jamie and his team, to the design appointments with Nichole, customer service interactions with one and only Krista, who is one of the best customer service people I've ever seen...always prompt and accessible for exceptional and seamless support and her team member, AL , who is such a warm and amazingly handy person (a magician), and construction updates and support from Chris and Cindy—every single team member we dealt with was outstanding. They were approachable, responsive, and truly cared about delivering a great experience.

We purchased the Emerson End Unit and incorporated a few custom design changes, and we are thrilled with the outcome. The quality of construction is up to the mark, and Glenview’s attention to detail really shows.

Our home is in Succession Court, which is shaping into a beautiful, welcoming community. We’re excited about the future here and feel fortunate to have wonderful neighbors.

Later, when we visited the office to make our first payment, we had the pleasure of meeting Cristina. She was incredibly kind, professional, and welcoming. Both Jamie and Cristina were consistently responsive and supportive via email throughout the process, which made everything smooth and stress-free.
