Lived here for 15 months and I would recommend it to anyone looking to live downtown! A lot of new builds in the area seem to be beautiful & luxurious when they open but go downhill quick a year or two in. That is not the case here! The staff are all very friendly and helpful, maintenance responds super quickly, and they have awesome cleaners who keep the common areas very clean throughout the week. The location is really the best part of this building in my opinion, especially if you enjoy outdoor activities or have a dog! Your front yard is basically a huge gorgeous park and the Scioto mile connects to both the Olentangy and Scioto trail which are awesome for running & biking.

The building itself also has a lot of amenities that I really appreciated (and no hidden amenity fee tacked onto your rent!). I lived on the 9th floor, so the daily valet trash was amazing. The bike storage room was awesome, as my unit was small and had no good spot to keep a bike. I also really loved the dog wash room! The view from the rooftop is also unbeatable!

Although I loved my experience, there are a few cons that I think people should be aware of. The biggest issue I experienced was parking, it's very difficult to have guests over as there is no designated visitor parking areas and the street parking is incredibly sparce, often taken by people visiting Cosi or the Junto, and now the new pickleball court. There are also tons of events that go on in the area, which is great to be so close as a resident, but there is really no guest parking then. There is a public paid garage, but the rates are really steep for overnight especially, and will hike the rates to $20-$30 even for short periods if there is an event in the area. The call boxes also worked maybe twice in my entire time there so you do have to go all the way down to the door to let someone in. Amazon or food delivery drivers also can't gain access to the building, which is fantastic for security, but really inconvenient as a resident. If the call boxes worked or there was a way to add guest codes, that would alleviate the problem. The other big issue for me was there are a lot of irresponsible and inconsiderate dog owners in the building, which is unfortunately something that management can't really do much more about than what they're already doing. Probably 75% of the time, people will let there dogs pee in one or both elevators (in building 2) in the evening and not clean it up at all. I understand completely that sometimes dogs have accidents, but at least attempt to clean it up or if you know that is an issue for your dog, come prepared with wipes or something. There are also many people that walk their dogs through common areas without a leash and also don't observe dog park etiquette, which unfortunately resulted in a pretty horrible incident that I witnessed. I understand that many people believe their dogs are well trained enough to be off leash, but you truly never know how other dogs will react and things can go awry fast if one or both are off leash. I would recommend avoiding the dog park if you do have a dog.

Even with the downsides, which had nothing to do with management, I would still recommend this building and would have loved to stay longer if my personal circumstances were different!

Another day has gone by with absolutely no update and no response. I even spoke directly with the property manager yesterday, and the only answer I received was, “I don’t know.” That is completely unacceptable.

It’s now been over 3 months and I’m still waiting for my application fee refund. No accountability, no communication, and no effort to resolve such a simple issue. They are quick to be friendly when they want your business, but once there’s a problem, you’re left chasing answers that never come.

If it takes this long just to refund an application fee, I can’t imagine how actual residents are treated when they have serious maintenance or management issues. This experience has completely destroyed my trust in this property. I would strongly recommend anyone considering moving here to think twice before handing over your money. And do not just reply with the automated system to the reviews and say we are sorry and call us. I did again and not response. DO BETTER!

I honestly cannot recommend ONE at The Peninsula based on my experience.

I’ve been waiting over 3 months for the refund of my application fees, and I’m still waiting with no resolution. If it takes this long just to return money that doesn’t belong to them, how can anyone trust the management with something as important as moving into their community?

The communication has been absolutely terrible. Every time I reach out, I get more excuses, vague promises, and sweet talk, but nothing actually gets done. There is zero accountability from management. They seem more interested in telling you what you want to hear than following through on their commitments.

This experience has been incredibly frustrating and unprofessional. If this is how they treat someone before they even become a resident, I can’t imagine what residents have to deal with afterward.

Do yourself a favor and think twice before applying here. Management needs to start taking responsibility instead of making empty promises.

Highly recommend Maintenance Man! I live in a high-rise apartment and when my air conditioner went out, they were quick to help. Since the compressor needed replaced, they provided a portable AC unit as a temporary solution so I wasn’t left without air. Great communication, awesome customer service, and Rafael Rodriguez was professional and very helpful throughout the whole process. Very happy with the experience!

Don't let that rooftop view fool you, my apartment flooded first month moving in just to find out my apartment did not have insulation I pay $130/ month for my car to get broken into twice, my shower was leaking water, the walls are basically hollow. I hear my neighbor singing every day as well as my upstairs neighbor walking. I do not think this building was built with high quality material. I wouldn't recommend this apartment to anyone.
