Rented a place managed by this company. All I want to say is that they were extremely difficult to work with. Future tenants: document everything because the move-out process may not be pleasant.

Absolutely BAD company! They do not follow rules. They continue to do unauthorized bank withdrawals after a notice of PAD cancellation have been sent to them a few months ago. I received threatening emails from them pressuring for money. This is affecting my mental health. Prosprise Realty is a nightmare!!!!!!!!

I rarely write reviews, but I have to give a shoutout to Prosprise Realty. I've dealt with property management companies in the past where communication was a struggle, but this team is completely different. Their response time is incredibly fast, and their fluent bilingual service (English and Mandarin) made communicating complex details completely barrier-free. There was a time when an unexpected maintenance issue came up; the team was highly responsible, arranging repairs immediately and keeping me updated throughout the whole process, which gave me great peace of mind. Highly recommend to landlords looking for hassle-free management and tenants looking for quality rentals!

My wife and I were tenants at the apartment located at 5058 Joyce Street, and this company was our property manager. When we moved in, the unit already had significant wear and tear, including scratches and damage on the doors and other areas. Although the apartment looked clean at first glance, it actually was not, and we had to do a deep cleaning before moving in.
Throughout our tenancy, we took extremely good care of the property. In fact, I would say we repaired and improved more things than we ever damaged.
When moving out, despite my wife being in the final stage of her pregnancy, we thoroughly cleaned the apartment, even mopping the floors with bleach. We left the unit in exceptionally clean condition.
What was concerning is that when we moved in, there was no independent inspector present — only someone from their own team completed the inspection report. However, during the move-out inspection, they sent an unreasonable and overly picky inspector who seemed determined to find excuses everywhere, even checking whether the refrigerator was making noise.
On top of that, they attempted to deduct a significant amount from our deposit using completely baseless excuses, including claiming the floors were not properly cleaned. It felt especially unfair because they were aware that we were expecting a child and going through a financially sensitive period.
I do not accept these accusations, and we will be addressing this matter through the BC Residential Tenancy Branch with all of our supporting evidence.
This experience was extremely unprofessional and lacking in honesty. Whether you are considering renting a property through this company or trusting them to manage your property, I strongly recommend staying away from them at all costs.

Do not rent with this company. My experience with Prosprise regarding my security deposit was a masterclass in why you must document everything.
We eventually took them to the Residential Tenancy Branch (RTB) and won our case, but only after they tried to withhold hundreds of dollars through blatant inconsistencies and unfair claims.
Why you should be careful:
• Fabricated Damages: They initially tried to claim a "wall touch-up" fee for damage that existed before we even moved in. They only dropped this specific claim once we officially escalated the matter to the RTB.
• Inconsistent Evidence: Their paperwork was full of red flags. They provided a cleaning invoice dated 2023, yet the move out was not until end of 2025. It is impossible to justify a deduction with an invoice that backdated.
• Illegal "Self-Collection": They attempted to deduct a $100 filing fee from our deposit before an arbitrator had even heard the case, which is a direct violation of tenant rights.
The Result:
The RTB arbitrator saw through these tactics and ruled in our favor, ordering the full return of our funds. It shouldn't take a legal hearing to get your own money back from a management company. If you value your time and your deposit, look elsewhere. If you are already renting from them, keep every receipt, take photos of everything, and stand your ground.

It’s extremely telling that this company had only two reviews for months, and then suddenly—right after negative feedback—a flood of suspicious 5-star reviews appeared out of nowhere. Anyone with common sense can see what’s going on.
When we moved out, we were forced to vacate the property without a signed Move-Out Inspection Report, handled directly by the manager, Han . After that, the company produced questionable receipts in an attempt to withhold our damage deposit. I followed every requirement as a tenant and informed them that I would take the matter to the Residential Tenancy Branch (RTB) if the deposit was not returned. At that point, they stopped communicating entirely.
Weeks later, instead of returning the deposit, they filed a claim against me through the RTB, alleging damages and additional fees. During the hearing, I was able to prove they were not being honest. The invoices they submitted were highly questionable, and some did not even appear to be legitimate. In the end, we won the case, and the RTB ordered them to return the full deposit plus interest.
Even after being legally ordered to pay, they still did not comply properly. They mailed one cheque and then expected us to physically come to their office to collect the rest, which is completely unacceptable and unprofessional.
During our tenancy, the property had constant issues, and every time something went wrong, they sent the same so-called “handyman.” I work in construction myself, and I can say without hesitation that this person had no idea what he was doing. Repairs were done incorrectly, problems were never actually fixed, and when we raised concerns, we were ignored. On top of that, his attitude was rude and dismissive.
Based on this experience, it is very clear that what happened to us is not a one-time incident. I strongly advise anyone considering renting from this company to avoid them at all costs. If you already rent from them, document absolutely everything and keep every piece of paperwork, or you will lose both your money and your time.
This company represents everything wrong with a property management firm rolled into one:
Zero transparency. Zero communication. Zero respect. Zero honesty. Zero integrity.
If I could give –10,000 stars, I would. Unfortunately, one star is the lowest option available.

They were fired from being strata management in November and decided to keep taking money out of my bank out for December. I requested for the money back and didn’t receive any response and therefore, had to file with the bank.
The Prosprise property manager, Hans Liu, claims that he was pushed to the floor but there’s video footage proof that he was blocking the door to an information meeting regarding a building dispute, even after many Owners have asked him to move, and whether he was pushed leaves much to be contended. Eventually, Hans was escorted out by police for trespassing since he no longer serves the building as strata manager, and is banned from the building premises. There’s video footage proof and many, many eye witness testimonies from Owners.
They have also supported the spread of misinformation regarding the current building dispute.
In addition, the recent reviews made 4 days ago are very questionable as to be legit reviews because each account has only made a review for this company, not for any other place previously. And conveniently, they all occurred on the same day.
Overall, incredibly shady and unprofessional behaviour from this company, and recommend that you avoid them. They are not Better Business Bureau accredited as well—They are using 3rd world shady practices in Canada.
Edit: to add to the growing list of complaints, this company is attacking one of our council members business as a realtor by spreading false reviews - see Kim Webbers review- because he stood up against their fraudulent behaviour.

Worst management company ever, absolutely 0 star.
Prosprise has been the worst strata management company I’ve dealt with. They don’t communicate, they don’t do their job properly, and they don’t take responsibility for anything.
They made several mistakes, including taking money from my account without permission, and they never gave clear answers when I asked about it.
Their reputation is bad for a reason. I strongly recommend avoiding this company.

if I could leave 0 stars I would. absolutely terribly to deal with and not at ALL what you would expect from a professional management company. generally rude and unprofessional (especially whoever mans the email account), takes a long time to reply to issues and 9 times out of 10, they do not fix the issues at all, they just expect you to deal with it and be happy about having a place to live, then cannot even end a tenancy properly without turning off automatic payments so they still continue charging you after you leave. I have dealt with other property management companies which were fantastic, and came into this tenancy expecting a similar level of service and professionalism. I was horribly disappointed by this one. RUN, do not walk away from any home that is put for rent by the company
