As a remote property owner managing two Tallahassee homes from abroad, I trusted Proper-T Management to be my eyes, ears, and voice on the ground. That trust was a costly mistake.
They couldn't fill my properties. I signed in November 2025 expecting professional placement. Both units sat vacant for nearly 6 months; one finally rented mid-April 2026, the other early May. Meanwhile I was quietly bleeding over $13,000 in mortgage and HOA payments with not a single dollar of rental income coming in. No urgency, no accountability, no explanation.
Living abroad made their poor communication even more damaging. I depended entirely on timely updates. What I got was silence, delayed responses, and surprise staffing and platform changes I only found out about after the fact. The situation became so untenable that I booked a 20-hour flight back to Tallahassee just to have a conversation face to face. That should tell you everything.
They stonewalled me after I fired them. I submitted a formal written termination notice. They never acknowledged it. Basic tenant information I needed to transition management; documents that were rightfully mine had to be chased down through repeated follow-up emails.
Then they had the audacity to chase fees. A company that cost me thousands in losses, ignored my termination, and withheld my documents still came after me for management fees. Including disputed balances they had no business collecting.
I was patient, documented everything, and gave them every chance to make it right. They never did.

I signed with Proper-T Management in November 2025 to manage two of my properties in Tallahassee, FL. What I experienced over the following months was the opposite.
Extended vacancy due to poor placement performance. Both properties sat unrented for months after I signed. one of my properties was not placed until mid-April 2026, the other one not until early May 2026 — meaning I paid 5 to 6 months of mortgage and HOA expenses out of pocket with zero rental income coming in. That represents well over $13,000 in personal losses during a period when the properties should have been generating income.
Communication was consistently poor, mind you I live abroad. Throughout the entire engagement, communication was unclear, delayed, or non-existent. Staffing changes and platform transitions were handled without proper notice, leaving me to follow up repeatedly on matters that should have been proactively communicated. It got to the point where I fly 20 hrs back Tallahassee specifically to voice my concerns in person at their office — something no owner should have to do.
They ignored my formal termination notice. After months of unresolved issues, I sent a formal written termination notice; They never responded. They did not provided any requested information about the tenants— all critical documents for a smooth transition. I had to send multiple follow-up emails just to get basic information about my own properties.
They continued to pursue fees after termination. Despite being formally dismissed and failing to deliver on their basic obligations, they still attempted to collect management fees — including carried-over balances I disputed given the financial damage caused by their delays and lack of performance.
I gave this company every opportunity to improve. I documented my concerns, communicated in good faith, and even visited their office in person. None of it resulted in meaningful change. If you are a remote owner who depends on reliable management, clear communication, and professional accountability;
look elsewhere!!!!!!!!!!! I will give 0 STAR is I could

I have rented at this property for going on three years, and to be fair, I have not had major issues with the property itself. Unfortunately, my experience with the property management has been a very different story.
Getting a response from management is extremely difficult unless they need something from you. I have repeatedly reached out by email, text, and phone regarding concerns and requests to speak with someone or requesting an in person appointment, only to be ignored or have my concerns brushed aside.
One of my biggest concerns has been communication regarding access to my home. There have been instances where management scheduled a tour and entered my property without the proper notification or explanation, despite me reaching out afterward through multiple forms of communication to address the situation. The concern was essentially dismissed. As a parent, having people enter my home without clear communication or explanation is extremely concerning and makes me uncomfortable from a safety standpoint.
I have also spent months requesting an appointment to speak with someone in the office about my concerns. Instead of working with me to address them, my requests have been ignored, and I have now been flat-out told that an appointment will not be accommodated.
Another frustrating part of my experience is that when management wants something from you, communication becomes very immediate. When a tenant has questions or needs assistance, however, getting a response can feel nearly impossible. I have also experienced eviction being brought up when there are disputes or outstanding issues rather than feeling like management is willing to communicate and work toward a resolution.
I am currently dealing with a potential maintenance issue and am honestly hesitant to even request maintenance because of previous experiences with unexpectedly high charges for service calls. Tenants should not feel afraid to report a legitimate maintenance concern because they are worried about being charged hundreds of dollars.
After nearly three years of renting here, my biggest takeaway is that the property itself is not necessarily the problem—the management and communication are. Tenants deserve to feel heard, respected, and safe in their homes.
If you are considering renting here, I strongly recommend asking detailed questions about how management handles tenant communication, maintenance charges, property access, and disputes before signing a lease. **Choose a property management company that makes you feel like a valued tenant, not just someone they contact when they need something.**

I appreciate my time with H2 Property/ Property-T Management because I loved the home I rented and I will never forget my time there and my neighbors. I noticed improvements throughout the years with them and I can tell they’re trying to organize and make some changes. Like most business relationships, there are almost always issues that most people wish would be resolved and would change legally and that goes for almost any business. So please do better and be a part of the solution. I hope they continue to not only consider the business but also the tenants.
I hope people like Jorge Moreira and everyone with a kind heart and a part of improving the property management know that we, as tenants, recognize and appreciate you. It makes our experiences and day to day lives better. You don’t go unseen or unnoticed, thank you!
Those people get 5 stars!
To begin, the home should have been done up better before I moved in and could have been (which is what bothered me the most).
- The ceiling by the vanity was bulging out and clearly damaged.
- The paint job was left a few inches below the ceiling so it ruined the look of the home to me when it could have been an easy thing to have done something properly and fully.
- The drilled in shower rod was half fallen off and the wall was falling apart there, and eventually fell completely off and I had to put one up from my own money (it looked horrible because the wall was messed up after the original rod fell).
- The kitchen sink spray handle was not put in properly.
- A few handles to the cabinets were half on and half off.
- The kitchen floor was coming off and the fixer upper job wasn’t cutting it because it kept falling apart (2-3 times it had to be fixed).
- I think it would have been better for the property not to have carpet since water leaked in every time there was a big storm and had to have them come fix the issues and clean the carpet. - It could have been prevented if the rain gutters were put in previously and the carpet made it worse.
There are many things I settled with because I was grateful for the rent price and I loved the home. Property managements find ways to save money and do less when they can, and that’s a horrible business model. We should be assured to things being done properly and fully. This is a part of the overall issue with most businesses and standards they are held to. Quality goes down, prices keep going up (Every lease rent went up). It’s a bigger issue than just the property managements but they are a part of the problem. I digress, little things make the biggest difference and if the home was left that way on the tenants end, I don’t think the property management would like it very much (it goes both ways with respect to the home and especially a new client/tenant). Unfortunately when I moved in I was told that many of these issues they wouldn’t be able to do anything because I accepted the home as it was and it doesn’t affect the “overall wellbeing of the home”. That bothered me because I felt like a home I loved wasn’t at its potential and I didn’t feel respected. (I bet most people end up settling and accepting things as they are when they are in need). I was worried most of the time, that when I moved out, I would end up being blamed for the things that were already an issue prior to me moving in so please take those photos and keep record! I hope this review helps and I hope to be a part of that resolution. There is a lack in different areas that I believe should have been prevented and could have prevented my stress and worrying during my time with them.
There were a few different property managers throughout my time there and Jorge Moreira was the shortest encountered, yet one of the kindest. I really appreciate how communicative, understanding, and honest he was throughout my move-out process. It was more doable with him since he listened to my worries and concerns with the deposit and the home (the issues I listed above that I didn’t want to be blamed for or deducted from my deposit about, thankfully I wasn’t!)

If you’re looking for a company that doesn’t care about their residents- proper T is it. When I moved in the house was a complete mess. It looked as though nobody had cleaned or painted. The floors were dirty. The walls were dirty. There was items in the kitchen sink. There were flies on the wall. The electrical outlets were missing their covers. The floorboards were messed up. There were cracks in the ceilings and the walls. And I can remember asking on move-in day if they would be painting the walls since they were visibly dirty and they said no because that was “cosmetic” issue. Attached is pictures from move in day.
Immediately after moving in, I made several maintenance requests. And it took months to complete them IF they were completed. At a certain point, we just started doing the maintenance for ourselves out of pocket. There was a tornado during our stay and we had a bunch of trees fall on the fence in our backyard. And I requested for the fences to be fixed because I have dogs. They never fixed the fence so every time they went outside, I had to watch them because they would jump the fence if they weren’t being watched. We had a faucet leak in our bathtub that was left unchecked for months, even though I had requested it to be fixed as soon as I noticed it. Because they didn’t fix this leak our water bill soared. And mold started to grow in the bathroom, even though we regularly cleaned it and bought a dehumidifier to put in there.
Upon move out, I made sure to thoroughly clean the house: cleaning the walls, steam cleaning the baseboards and the windowsills, wiping off the exterior of the house, sweeping and mopping the floors, cleaning off the cabinets, vacuuming up any dust, cleaning the ceiling fans and all the mirrors. I have never thoroughly cleaned a house as well as I did when I left, but yet I still got charged a $600 cleaning fee for move out and a $300 painting fee for move out even though the house wasn’t painted when I moved in. They actually sent my security deposit claim later than the legal date they were supposed to so their request was invalid according to the Florida statutes. And I had requested the security deposit claim less than a week after I moved out. But here we are after almost 2 months of move out, and I have yet to see my security deposit be returned. My neighbor actually had a similar experience where they “lost” her deposit in the mail after she moved out. I wouldn’t be surprised at all if this “happened” to me too.
The management team was incredibly hard to reach and did not care at all about their residents. I would give them zero stars if I could. My “property manager” was Forrest Speake and he was absolutely useless. The only time I ever spoke to him was on the move in date and nothing good came of it. The rest of the management team seemed to follow this terrible care of their residents.
The only good thing about this experience with proper T was the maintenance man we had for the house- Cleef and occasionally Rey. If I ever had a maintenance issue, I wouldn’t even put in a request. I would just text them and they would come and fix it if they could. The house was really old and it was a duplex, so it was obvious that our side of the house was quickly built and clearly not meant to be a house. So, some of the issues we encountered would require a lot of demolition, And the owners weren’t willing to pay for that. But those two men were extremely helpful through our entire stay and I would rate them five stars independently of the company.
This was the worst experience I had with a leasing company in my eight years of living in Tallahassee. I would never ever recommend this company to anyone in Tallahassee. If you are considering them don’t. Find something else cause I can guarantee it will be better than them . You will regret your decision if you decide to lease with them.
