GPS Rental has been AMAZING to work with. They are so responsive and easy to get in touch with. Recently, I was looking at a home to tour and could not get in the door. Thanks to Randyat GPS, he was a live voice on the other end of the phone that guided me through the process. Even though his immediate troubleshooting did not work, he quickly got answers and was with me the whole time. He has a terrific personality and was fun to joke with even when things were not going as planned. If it were not for him we would not have been able to see a beautiful home and apply for what we hope is to be our future long term home to fill with memories! Thank you GPS and Randy for guiding us through the whole hectic processing of obtaining a home!!

GPS renting has been a great company to work with. Requests for information and maintenance have been handled quickly and efficiently. We did have some difficulties when our hot water heater broke down this year, but GPS did handle it within the time frame I requested and worked with us to reach a happy outcome. I have no complaints. Most recently Khaye has assisted me with an info request I needed for my move out date. Thank you for a peaceful three years

This is my third time leaving a review, they keep deleting them. That’s okay, I will always come back, just like the mold in 5815 Glenwood Ave, Everett, WA. Do not rent from GPS if you value your health or sanity. I had to live like this for MONTHS. They treat their tenants like pests. Nick He (the owner) knows his team hires unlicensed contractors to do work they aren’t allowed to do. All these homeowners singing their praises have no idea the scheme they’re in, or worse, they’re in on it too. Beware! Living in this house was the worst two years of my life.

Cris, Patrick and the rest of the GPS Renting team are great!
After dealing with a horrible property management team as a home owner I'm so glad to have found these guys.
They're super responsive, and easy to work with.
Sometimes work order repairs are held up, which isn't on them but the owners. But they're great at keeping you updated and are super accommodating.

If you're looking for a property to rent, or a property management team to manage your property I cannot recommend them enough.

I have lived here since 2021 and would have previously rated GPS Renting a 3/5. Maintenance was consistently slow, and the home was dirty upon move-in—it was clear no one had cleaned after the self-guided tours, as floors were still covered in pine needles.

Warning for Landlords: In the 4 years I lived here, there was only one single inspection of the property. While this could be the owner’s choice, a management company that doesn't monitor the condition of an asset for years is a risk to your investment.

That lack of care escalated into dangerous negligence following a fire on Dec 23, 2025. A fire involving the landlord-provided dryer required the fire department to create structural holes in my ceiling and wall to check for extension—including a breach directly into the building’s attic. Despite multiple emergency notifications, management didn't visit the property for 8 days, leaving me in a home with toxic soot and a breached fire-safety barrier.

When I cited the 24-hour repair rule (RCW 59.18.070), they responded in writing claiming: “There is no one-day or 24-hour rule.” This is a blatant misrepresentation of Seattle law.

Management did eventually accept a Dec 31 move-out and waived January rent, but only after 8 days of silence and structural hazards. They still haven't addressed the mandatory relocation assistance (SMC 22.206.265) owed to tenants displaced by landlord negligence. I am sharing this to warn both renters and owners: this company does not prioritize safety, property maintenance, or the law.

Been working with them for 3 years now, while it has been up and down, Grace Cabisada and the GPS team recently handled a tenant’s maintenance request for a garage door repair at my property, and they were outstanding. They responded quickly, dispatched the right people, and took care of the issue efficiently. The costs were reasonable! and they provided a clear summary of what was fixed, which I really appreciate.

Grace and her team make life easy as a landlord. Their prompt communication and reliable service give me peace of mind every time. Highly recommended. I believe this company has improved greatly in the past couple of months!
