We engaged with First Choice Practice Sales while evaluating a dental practice they represented. Our primary contact was Kenneth Sann, with occasional involvement from Eric Perry.

The process was marked by repeated inconsistencies. Information provided by the brokerage frequently conflicted with what we were told directly by the seller, creating unnecessary confusion and undermining confidence in the diligence process.

Communication was a persistent issue. Correspondence from Kenneth Sann was often unclear, lacked precision, and required repeated follow-up to clarify basic points. For a transaction that depends on accurate and timely information, this created avoidable friction at every step.

After completing due diligence, we elected not to proceed and requested the return of our fully refundable deposit, as outlined in the agreement. That request was made 29 days prior to resolution and was met with complete silence despite multiple follow-ups.

Only after retaining legal counsel and issuing a formal demand—referencing our contractual rights—did the matter resolve. Within 42 minutes of confirmed receipt of that letter, escrow was notified and began processing the return of our deposit.

That sequence is difficult to reconcile with the prior 29 days of non-responsiveness.

Based on this experience, I would approach this brokerage with caution. At a minimum, ensure you have independent representation and clear safeguards in place before engaging in any transaction.

When responsiveness only appears after legal pressure, it raises questions no contract should have to answer.
