I am a resident of 2500 Hill Rise Court, Oshawa, and my experience with ICC Property Management — specifically property manager Leona Lott — has been extremely frustrating and disappointing.

I raised concerns regarding a garage door repair, but instead of following proper process, the first communication I received already confirmed that the order had been placed. No prior written notice was given, which does not align with the bylaws that require notice and reasonable time for the owner to respond.

Despite this, the cost was directly charged back to my unit without proper explanation or breakdown. The amount charged for a single panel is extremely high, close to what a full garage door would typically cost. To make matters worse, the panel installed is a different color, and now additional charges are being discussed for painting.

What is even more concerning is the lack of response. Multiple follow-ups have gone unanswered, leaving me with no clarity or resolution.

This is not an isolated issue. Several residents have experienced similar problems — lack of transparency, poor communication, and being pressured or threatened with legal action when simply asking for clarification.

Residents deserve transparency, proper notice, and respectful communication. Unfortunately, that has not been the experience here.

Laku Brar never answer emails about complaints or does anything about them. Poor maintenance of property grounds, water leaking from outdoor pipes for years now never fixed. No landscaping-everything died slowly over years and never replaced, just mud and scraggly bushes now. All Front Doors are 20 years old. Front Doors are Dirty and old, never cleaned and maintained and need replacement, leaking air underneath and all around them, as well as old sliding doors also leaking air and not even opening. Same garbage on property grounds never cleaned up. Cobwebs and grime, leaves from fall and garbage in stairwells. Dogs shit everywhere. Tenants running noisy side businesses in their condos and disrupting neighbours. Noisy Air B and B's She never does anything about that. On vacation from work on permanent basis. But superfast collecting your ever rising condominium fees. Get back to what you should be doing maintaining and caring for the property or get lost.

Very bad Condominium Admin Company 'Laku Brar' is just a puppet of the Condominium self call board president "Michael Yang". They don't do any fixing in the community YCC99. They advertise like we do "Underground garage power washing & painting" more than 7 years and I cannot see a clean underground parking.
I don't recommend this ICC property management to any body.

Very unprofessional company , this lady named Laila bassari should not be working here at all , I seen all the other reviews about her , and I still can’t believe she’s working there, what a joke she is , if she can’t help you she should just stop wasting people’s time , that think she’s going to help , I wish to move out ASAP , since I moved in here I am accused of doing things I’m not doing , than when I made a complaint about the excessive noise , she turned it around saying I’m wrong without even investigating it , why does she even work here anymore !?!?!? It puzzles me actually , definitely don’t recommend living here , they even say this is a brand new home, but that’s a joke also !!!!!!!!!!!!!!

the last building i was living in had an average property management firm in comparison to ICC who manages the current building I live in. I've actually referred a few friends to live in the same building i'm in and one of the points i made was to highlight the quality of management.

This review is to state that the unsatisfactory professionalism of the management at PCC 457. They are contracted as part-time and the representative is still late or leaves early (barely around). Difficult to communicate with the Property Manager. This is not an issue with ICC but an issue with the management style of their representative. Unprofessional and inexperienced.

I have nothing but great things to say about ICC Property Management. I was dealing with a number of issues with my unit recently and the on-site manager was beyond helpful and all the support I received in resolving the issues was handled professionally and expediently.

I wish no Stars was possible. These people are rude and have no sense of customer service. I spoke to the lead guy Steve something. He had no time and even less concern. No wonder the company is what it is. Stay away, live somewhere else and not in a community managed by ICC.

ICC Property Management is a fabulous Management company. They are experienced, follow up quickly and make sure everything within the building runs smoothly. They know how to deal with emergency situations in a orderly and professional manner. Their property managers are all educated and professionals. I wouldn't have any other management company manage my building!

As the President of the Board I can always rely on receiving timely expert advice and direction. I have a peace of mind knowing that owners at the property are treated with respect and patience which is not an easy task in this industry. With their assistance this is the fifth year that we were able to manage costs and keep increases in maintenance fees to a minimum without reducing any planned maintenance and repairs. Great Job!

I left ICC Property Management for personal reasons and if I ever returned to the Property Management field it would certainly be with ICC. While I was with them I felt like part of the family. Their attention to detail at sites, the professionalism in handling conflict and their attention to the staff is what made me like working for this company.

While working as a site administrator for several years I was always looking to work with an employer who would provide more opportunities. I interviewed with several companies and decided to put my career in the hands of ICC. ICC Property Management offers in-house courses in order to allow me to work towards my Registered Condominium Manager designation while I gain real experience working at a site with a senior property manager.

After a year of employment with ICC, I'm confident that I made the right decision.

I had the unfortunate luck to be stuck with this property management company as purchased our townhouse that is managed by them. The staff at their office are Rude, unprofessional, ruthless and by far just not very nice people. They have total disregard for what is fair, specifically An inidividial by the name of Loula; she is a nightmare. When I asked if there was someone else to speak to, her response was "you've reached the top of the chain, there's no one else above me, so don't waste your time".

I am actually eager to sell and move just to not have anything to do with this company.

Very rude team who jumps to conclusions. I was verbally assaulted in my condo and unfortunately I wasnt the the person to initiate the complaint so therefore I was judged and treated very disrespectfully. I am looking to move as I feel very uncomfortable by the staff and feel that they are unfriendly and let people verbally assault others while their are cameras and witnesses but they are too lazy to properly investigate. Staff all lie to cover their tracks when I tried to arrange a meeting to discuss the incident that happened.

You only need to look at the dates of the reviews to tell that there is something fishy and not totally honest with all of these reviews. That's not to say that telling employees to "go and post a positive review" is completely dishonest, but it's certainly not what this platform is intended for.

If you want the cold hard truth, this company is average in every possible way. From the untrained staff to the unprofessional management team, the general lack of empathy or respect to new employees is astounding.

They are trying though, which is a good sign.
