Unprofessional Management - 13-Year Tenant Forced Out Over False Claims
AVOID THIS PROPERTY MANAGEMENT COMPANY - As a loyal tenant of 13 years, I'm deeply disappointed by the unprofessional and potentially illegal practices I've experienced.
What Happened:
July 17: Simply requested lease documentation for my 5-year-old's school enrollment
July 24: Instead of providing documents, received surprise rent increase and new lease terms
July 25: Received bogus HOA complaint about "operating a business" based on a single parked car, followed immediately by 30-day eviction notice
The Real Problems:
đźš« Refused to provide lease documentation - Still haven't received it despite multiple requests and verbal promises from the owner
đźš« False business allegations - Their own inspector later confirmed NO business operations on premises, contradicting their eviction claims
đźš« Child's education impacted - My kindergartner couldn't start school on August 12th due to missing lease documents they won't provide
đźš« Inconsistent timelines - HOA gave homeowner 30 days to address "issue" starting July 17th, but I got immediate eviction notice despite 13 years of reliable tenancy
đźš« Zero communication - Complete radio silence when confronted about these inconsistencies
Red Flags for Future Renters:
Pattern of security deposit issues (check other reviews)
Sudden lease changes with no notice
False allegations to justify evictions
Refuses to provide basic tenant documentation
Forces working families into 30-day move timelines
After 13 years of being a tenant, this is how Bruce Lessey and Houston 4 Lease treat their renters. Save yourself the headache and find honest property management elsewhere.
Update (August 2025): Still fighting this while my child misses school. Completely unacceptable business practices.

We have H4L Management for London Townhomes Condominium Association, Inc. This is the best Management Company we have ever had. Claudia, Stephanie and Bruce have over 40 years plus combined experience managing properties. They are truly amazing! Thank you H4L.

Whole tine diring my residency wasnt terrible but very inconsistent service. dragged their feet with alot of things. Ive left multiple “messages” to their management to call back for a move out process that was with the other tenant & no word about my security deposit. && items missing that were left for the next tenant AFTER i let them know. I tried to ask them about it but no one has an answer or calls back. I had someone take over the lease & im hoping their experience is better —i didn’t experience the worst until after then next tenant signed the lease. but this company lacks accountability, responsiveness, transparency & internal communication. Its so fragmented that NO ONE CAN HELP YOU BECAUSE NO ONE KNOWS WHATS GOING ON. Im like is there not a file on me with all my respective information? I wouldn’t recommend leasing with their properties.

They cannot get anything correct. we rented for 2 years and nothing was ever handled efficiently. I gave them my forwarding address 3 times!!!!!! It had been almost 30 days since move out so I emailed them to confirm if the security deposit has been mailed yet or not and they had not done anything. Then they send me tracking details for the security deposit and THEY DIDNT PUT THE APARTMENT NUMBER!!! They told me to "see if it gets delivered". USPS rejected it and sent back to sender because the address was incomplete. Now the check is just floating around the post office on the other side of town and when I ask them to resolve they have the nerve to tell me to call the post office to have it held. This is absolutely ridiculous. I returned the property early, in good condition, provided my forwarding address multiple times and this is the way I'm treated. Always paid rent on time, and they could care less if I get my money back. I literally am waiting for this deposit to be returned so I can start dental work for my two kids. Not like they care or anything but just letting you know this is the the kind of care you will get from these people. They even sent me somebody else's tracking number asking "did this get delivered?" Uhmmm no, becuase this is not for me, if you took 2 mins to DOUBLE CHECK YOUR WORK you wouldn't have these kind of issues. These people have the competence of a rock. Worse paper pushers I've ever had to deal with. OH AND CHECK YOUR LEASE BEFORE SIGNING IT!!!!! THEY DO "QUARTERLY INSPECTIONS" WHICH BASICALLY EVERY 3 MONTHS THEY COME INSIDE YOUR HOUSE AND TAKE PICTURES OF YOUR BELONGINGS, THEY HAVE A "3RD PARTY CONTRACTOR" COMPLETE IT WHICH IS BASICALLY A RANDOM STRANGER. IT'S VERY INVASIVE AND THEY DO NOT USE IT TO HELP UPKEEP THE PROPERTY, IT IS JUST AN INVASION OF YOUR PRIVACY.

As our realtor, Bruce did an excellent job in selling our property. The property was sold slightly above our ask price. Bruce and Claudia were able to list the property and sell it in record time (sold in few weeks). As the landlord the entire process was stress free and flawless. Being remote in California I was not required to travel to Texas, Bruce had made all the arrangements to complete the sale remotely (title transfer, funds transfer, etc)

We did not enjoy living in a property managed by this company. They were rude and difficult to get in touch with. But moving out was the WORST. We had to threaten lawyers to get them to respond about our deposit. We had been left & forgotten about on hold when we called and on different occasions told they would call us back. They never called back until we CC’d a lawyer in an email with all the details.
My suggestion is not to rent a home managed by this company. If they won’t respond to you about the deposit after move out, look up the law. They must explain how much of the deposit you’re due back and WHY within a certain number of days. Friends of mine rented through them too and had the same problem. It took them over 18 months to get any of their deposit back. They had to mention they knew the law to get a call back.
