We didn’t end up selling to Phil from Summit Homes Ohio LLC, but he still 100% deserves 5 stars.

When we were going through probate, our mailbox got flooded with those “we’ll buy your house as-is” letters. We actually called a bunch of them, and hardly anyone even got back to us—except for a few, including Phil.

Even though we didn’t go with him in the end, he really stood out. Super upfront, no pressure, no shady vibes—just honest and clear communication. I even checked out his Facebook page and could tell he genuinely cares about the homes he works on. His posts weren’t just business—they showed a lot of heart.

One thing that really stuck with me: when there's furniture left in the houses he buys, he donates it to a charity called Char-ity, which helps foster kids who age out of the system, don’t have a place to go, he donates the furniture to help them out when they have their own place. That’s the kind of stuff that shows someone’s true character.

Bottom line: I didn’t sell to Phil, but he left a strong impression. He’s good people and clearly does things the right way.

Was nervous selling our house but Phil and his office were wonderful. Straight forward and honest. Very helpful and kept us informed the whole way. Even down to the title company they use, everyone was great!! He even gave advice and even recommended a great realtor who helped us find our new home! Thanks Phil! We definitely recommend!!

Even though Phil did not purchase our house, we liked that he was up front about all his company’s policies. He also was very personable, knowledgeable, and respectful of our home, which needed a substantial amount of work. Phil even suggested we list the house, as he stated he would likely not be our best offer. We appreciated the idea and his honesty. We would recommend his services to anyone interested in selling their home.
