Folio Management

I have had the pleasure of working with Sharon Gastelbondo through Folio Management, and I can say without hesitation that she has been outstanding. Sharon is professional, responsive, knowledgeable, and genuinely committed to doing her job the right way.

What sets Sharon apart is her ability to remain calm, fair, and solution-oriented even when dealing with difficult situations. She communicates clearly, follows through on what she says, and handles matters with a level of professionalism that is becoming harder and harder to find. She has consistently shown integrity, patience, and a strong understanding of what effective property management should look like.

Sharon does not just go through the motions. She takes the time to address concerns, provide guidance, and make sure things are handled properly. Her dedication, work ethic, and professionalism reflect extremely well on Folio Management.

I own an exterior cleaning company in Central Florida called Prestige Cleaning and wanted to simply thank Terri Grace for always being such an amazing CAM to work with! She is responsive, kind and detail oriented. My goal as a vendor is to make CAM's lives easy, but she makes my job a breeze when coordinating pressure washing. Thanks Terri!

This HOA management company has failed our community for over a year.
Residents paid extra for lake-view homes, yet the “lake” has been left in a filthy, stagnant condition with bad odors, heavy overgrowth, and mosquito infestations. It’s not a view — it’s a health and quality-of-life problem.
Multiple complaints and photos have been submitted for months. Nothing has been fixed. Meanwhile, HOA fees continue to be charged as if amenities are being properly maintained.
If you’re considering a community managed by this company, be aware: they collect fees but don’t deliver maintenance.
