I lived in this apartment building for about two years and overall my experience has been positive especially over the last year with the new management. When I first moved in things were okay but communication and response times could sometimes be slow. Since the new management took over last year, there has been a noticeable improvement. They’ve been much more responsive, easier to reach and seem to genuinely care about keeping the property in good shape and keeping tenants informed.
The building itself is in a convenient location and has been a comfortable place to live. Overall living here for two years has been a good experience, and the change in management has definitely been for the better.

Please if you can find anyplace else to live, you should! They are under investigation by the city for a reason, and management has changed like 5 times in 2 years

- the heat goes out for a few days at a time at least once or twice a month; it usually is 59-62 degrees for days until they tell us it was just a pilot light issue

- management is extremely disorganized, unresponsive, and don’t seem to care about tenants

- maintenance requests are answered extremely slowly and they have come into the apartment without permission or warning or knocking

- the windows are super duper old and ice forms on them

- half of my packages are stolen from here, and there is not a safe place for them to be delivered despite them promising that during the tour

- the hallways are disgusting; the carpet has weird stains and there is a stench to the entire building that gets really bad when they try to vacuum

- laundry is inconveniently located and machines don’t work half the time

- the unit they showed us was nice but upon moving in to our actual unit there was literal mold all over the tub which they tried to just caulk over

Overall? This place sucks. It’s cheap but I’m confident you can find better. That and being next to TJ’s is the only redeeming qualities to it. I’m moving out ASAP and at least 2 of my neighbors are too

This was by far the grossest place we have ever lived in. We were promised a 2nd floor room only to be thrown into the basement. The fire alarms go off non stop throughout the nights. There are people that live there who peep through the windows. Laundry was never available and it got more expensive. It was very dirty and unclean when we did move in. There is no one to contact if you have any issues. Management changes all the time. Noise complaints never addressed. I’d think long and very hard before you move here. You will regret it. This place is the biggest dump and should be shut down for how terrible its ran. We had constant water damage that ruined our kitchen floors because they never fix the gutter and when they do, people who live there just stomp it out. This place isn’t safe if you have bikes you need to park outside. Wheels and bikes her stolen every night and nothing is ever done about it. Fertilizer is always sprayed and they don’t notify you. There are dangerous people living there it’s not safe. Please don’t put yourself through a terrible experience please!

After my initial review, I had the opportunity to speak directly with Grand Real Estate Advisors, the owners of my complex. I’m pleased to share that they addressed my concerns with professionalism and responsiveness. They offered a $250 credit and removed the lease violation from my record, acknowledging that the situation was not handled as they would typically expect.

I appreciate their commitment to resolving the issue fairly and their apology for the unprofessionalism of the on-site manager. They assured me that the manager would be advised on proper practices moving forward. This resolution demonstrates their dedication to customer service and their willingness to rectify issues when they arise.

I have been a tenant at The Lex Apartments in Saint Paul for over a year with no previous complaints or violations and recently renewed my lease for another 12-month term. Unfortunately, the recent experiences with management and maintenance have been extremely disappointing and concerning.

On July 27, 2024, at 10:20 AM, I submitted two service requests: one for a detached kitchen sink pipe and another for a bathroom sink that is not properly attached to the wall and is falling out. Despite the urgency of these issues, maintenance did not arrive until July 29, 2024, around 10:00 AM or later leaving us without a functioning kitchen sink for 48 hours. This resulted in dishes piling up and an unpleasant smell in the kitchen due to the water not draining. Although the kitchen sink was eventually repaired, the bathroom sink issue was completely ignored, yet both service tickets were marked as closed.

After the kitchen sink was finally fixed, I received a "lease violation" for having a "unclean apartment conditions” and “failure to clean apartment“ which is both unjust and infuriating. The condition of the unit was directly caused by the delayed and inadequate maintenance response. When I attempted to discuss this with the onsite property manager, I was met with unprofessionalism and rudeness—he yelled at me and hung up twice during our conversation.

This property is not well-maintained, and the onsite maintenance team performs subpar work, particularly in plumbing—well below industry standards. I would strongly discourage anyone from renting under the current management and ownership. In fact, if I were an owner of this property, I would be embarrassed by how the onsite staff treats the tenants. What should be a comfortable living situation has become incredibly stressful due to the management's incompetence and lack of professionalism.
