I absolutely *love* living here and can't recommend it highly enough! It's a newer building that's kept very clean and well-maintained, it's secure with nice amenities (in-unit dishwasher & washer/dryer, 24/7 gym, available indoor heated parking, beautiful indoor & outdoor common areas that you're able to host guests in, courtyard with grills, etc.), all of the other residents that I've met have been friendly & respectful, the location is fun, diverse, & walkable without feeling "sketchy," and the property manager, Jenna, is an absolute sweetheart who goes out of her way to respond to any and all questions or concerns promptly (and even plans community events for tenants regularly!). I'm also *very* impressed by the soundproofing in the apartments; it's a dog-friendly building, and my unit backs up to a common staircase, yet I rarely hear outside noise. Honestly, I feel like my cute little studio here is a STEAL for the price, especially in this housing market, and I'm so grateful that my sweet rescue pup, Larry, and I are able to call this space "home." 🥰

I've lived at the Avandale since they opened, and I'm leaving a review because my experience here just gets better and better. It's easily the best apartment I've ever lived in! Some of the highlights include: The staff. Jenna and Zach are so helpful and kind and good at what they do. The residents. I have truly enjoyed chatting with many of my neighbors, and have made some great new friends. It's quiet: Not once have I heard a neighbor through the walls. The location: I can walk to everything I need, and the neighborhood is delightful.

Oh, and the coffee in the lobby. :)

I could even mention other pros to living here. If I was pressed to find something negative, it would only be the blinds -- they don't block light that well and aren't the most private, but overall, this is a really great place to live, and has been since day one.

After living in multiple different apartments in St. Paul, the Avandale is easily my favorite. It’s beautiful and located in an amazing area. One of the best parts for me, as someone who works nights, is the fact I’ve never had an issue with the noise level.

I’ve absolutely loved living at Avandale! One of my favorite things about this community is the second-floor amenity space—it’s beautifully designed and perfect for relaxing or getting some work done. The outdoor terrace is also a standout. I’ve hosted a few get-togethers using the grills and outdoor fireplaces, and they’re such a hit with friends. It’s rare to find a place that feels this upscale and welcoming. Jenna and Zach make it feel like home and take such great care of the building. Highly recommend!

These are great apartments in a fantastic neighborhood! Jenna and Zach do an outstanding job in keeping the building and grounds clean and well maintained. Both are very responsive to requests and very quick to address any issues. My wife and I loved our stay at The Avendale!

I have a house nearby, and a friend of mine lives here. Every time that I come and visit her during office hours, I feel so welcome. The staff says hello and remembers my name. I recommend to all my friends who rent that they should live here, it's clean and the people who work here are very kind. Can't beat the location!

Avandale staff are responsive and helpful. My unit is well designed, functional, and comfortable.

The shared spaces are excellent, cozy, and accessible. I will say it's a tiny bit of a shame we can't turn off the motion-activated lights for movie nights though.

This fairly new building is in an amazing location with many nearby shops/cafes/restaurants all within walking distance. The building is well maintained and clean. I moved in this past August from NY and the building Manager , Jenna was so helpful and patient, she helped me every step of the way...she's pleasant, polite and professional, made my difficult move go smoothly. Zach, our maintenance manager is great, always willing to help out. I'm loving it here.

The Avandale was my home for a little over a year and I absolutely loved it. The apartment building is the perfect size so that you don’t feel like you’re living in a hotel, and the location is amazing. So many great restaurants, coffee shops, and patios in walking distance. The indoor heated garage is a must for Minnesota winters. Highly recommend!

This is a new build. Clean. Good location.

But several of the reviews below are either false or made-up. For example, the Eatmon's own the property management company (Sail LLC) that runs this place. So you should probably disregard all of their reviews below.

Also like a lot of other new builds these days - the avandale looks pretty, but feels like a paper mache building. Every time a heavy-laden bus or truck drives by Selby Ave, my apartment shakes as if there's a mini earthquake.

To make things worse, the property manager Jenna is the absolute worst - super rude. She should find a non-client facing role. That would suit her personality better.

I am a current resident. As for Jenna, she has been nothing but terrible and rude. She is simply not cut out for the job. Zach and Melissa however are amazing.

As for the building tremors, they're very real. Try sitting in one of the apartments when Bus 21 drives by selby ave. You'll know exactly what I mean about the apartment tremors every hour of the day.

This is my honest review to future and current residents. They can take it or leave it. Thanks.

Living so close to Mississippi Market has been so nice, and being able to walk to restaurants and local coffee shops is so cozy. Beautifully maintained building and warm, helpful staff! Love it here.

I loved my time living here. It's my third apartment in the area ... and by far the best. The location is great! As others have said ... so much within walking distance, and so easy onto 94. Everything is top class ... clean, quiet and comfortable. But what sets Avandale apart .... the people. Jenna and Zac have been amazing to work with ... as well as the rest of the group. Thank you for a great year ... gonna miss you guys!

Had a quick tour and Jenna was so welcoming and friendly. My partner and I wanted to see any available rooms and the common areas and Jenna was extremely understanding of our situation. we weren’t looking to move in until May but she was willing to show us a tour and talk about the apartment. We love that it’s a small luxury apartment and we also like the fact it’s next door to our fav restaurant “mango Thai” and around the corner is Marc heu pastries. Lots of walking around to stores and cafes nearby. We can’t wait to see what’s available in March!
