Worst apartment ever lived. The building is significantly lower quality than any other apartments in the area. The new building does not have appropriate ventilation, bad airflow, taking money from tenants in a dishonest way. No security but they charged you for city patrol, they commute from 10 to 6, providing no service after 5, leave for lunch from 12:30 to 2pm. When you locked out without phone, there is no way to get in until they come to the office next morning. The utilities are way more expensive than the nearby luxury apartment such as 399 Fremont, 340 Fremont, but they disguise themselves as hospitality and humble while providing nothing and charges you more than the luxury apartment. As some reviewers says, there are some income restricted units of this apartment where they pay significantly lower, while other tenants pays almost $4000 a month for 330 sqft, no view apartment. The water quality is also not good, and units are not designed to residents friendly, but designed to squeeze any money out from the resident. Upon moving out, they charged me for the existing scratch of the door from the past tenants(yay for them to charge each tenants for the same thing when they move out), requesting $540 for existing scratch of the cheap material floor scratch, and $800 for painting. Now looking for any legal advice if this kind of charge is acceptable. Please find some other nearby apartments, even older ones are better quality and services.

You can find so much better in San Francisco if you’re willing to pay this much.

I lived here for two years in a studio, and had already made the decision to move out, then I got a renewal offer for $3,100 a month, up from the $2,700 I was paying for a tiny studio. After I submitted my move out notice, the studio was relisted at over $4,000/month. Aside from this being an absolutely ridiculous price for that unit, there are many other things wrong with this property and management that lead me to caution anyone looking here.

Packages: If you’re going to claim that the complex and management are not responsible for lost packages, then you shouldn’t charge residents a monthly fee for a package locker, when packages never end up there anyways. This has been mentioned in many reviews already, but I wanted to echo the concerns because not only have I had hundreds of dollars worth of packages stolen with zero accountability from property management, but every time I tried to raise the issue with the office, I received extremely rude and dismissive responses. I had a package of extremely necessary medical supplies stolen and the office didn’t even engage in conversation as soon as I said the word “package.”

Move out charges: I left the apartment in a clean state with minimal damage to the walls (from command strips) and not only didn’t get my entire $500 deposit back, but was charged an additional $160. I barely had time to look at the bill before it was sent to collections within THREE DAYS of moving out. This is absolutely ridiculous and is clearly a way to take advantage of former tenants and get them to pay charges they don’t owe.

Management: Management is extremely rude and unhelpful. Any time I had a question and reached a real person (not “Milly” the AI agent), I felt dismissed, embarrassed and shut down. I didn’t feel safe living here. There were some members of the maintenance staff that were always kind and helpful to me, but every encounter with the leasing office left me very upset.

I would also encourage anyone reading reviews here to note that most positive reviews are from people who have not yet moved in and just had a tour, or have recently moved in and not lived in the property for very long.

I’ve had a really positive experience at Modera Rincon Hill, especially with the leasing office team. I recently had an issue where a package was marked as delivered, but it was nowhere to be found. I was understandably stressed, but Aliece, the Assistant Manager, and Bae, the Leasing Agent, were incredibly helpful throughout the entire situation.

They took the time to review the camera footage and walked me through exactly what happened. The footage confirmed that the leasing office was open at the time UPS claimed it wasn’t, which was really important information when I contacted UPS to file a complaint. Even though the package was ultimately misplaced by UPS, the leasing office staff went above and beyond to support me and make sure I had everything I needed to clear up the issue.

It made a frustrating situation so much easier knowing the management team genuinely cared and took the time to help. I really appreciate their professionalism, responsiveness, and willingness to assist. Definitely grateful for the support here!

I’ve been living in this building for a while now, and overall it has been a great experience. The property is well-maintained, clean, and feels safe. The maintenance team is responsive and professional — anytime I’ve needed help, they’ve handled things quickly and with a positive attitude.

The management office communicates clearly and is easy to work with, which I really appreciate. The building amenities are convenient and kept in good condition, and the location makes day-to-day living very practical, whether it’s running errands or getting around the city.

Like any building, there are small things that come up occasionally, but nothing that outweighs the positives. Overall, I’m very satisfied living here and would definitely recommend this building to anyone looking for a comfortable and well-managed place to live.

- Stacker broke down and hit somebodies car, not only do they route everything to an AI bot (which doesn't work) they don't actually have an emergency maintenance number (management just sets all the numbers to the same phone... which is aforementioned AI bot).
- Garbage is piled up everywhere and takes weeks to clear up; garbage and recycling chute often over flooding into the halls.
- Security is absolutely garbage, we've had two packages stolen in less than a month and ran into multiple tenants. Request to management to either install security cameras or just receive the package at the office and require proof of identity for pick up (the EASIEST thing to do) is met with either no response or a firm no (see screenshots in mail). They have everything covered with language in the rental agreement.
- Oh, also see broken key fob for months which means any outsider can get access to any floor.
- Predatory pricing with excuse of "oh it was a typo" when asked to clarify. Random price points for different lease lengths all to make a quick buck (see differing parking prices in renewal offer)
