We rented a home for a year , and it was not a great experience . When you have an issue it’s hard to communicate with them because they use AI and depend heavily on the resident portal , which in some cases isn’t sufficient. They also need to make sure that the home is clean and appliances working before move in. At move out they charged us a professional cleaning fee of almost $300 mandatory , but it wasn’t professionally cleaned when we moved in! We left the house completely empty and cleaned out. The plumbing in the master bath had very low pressure in the shower and the sinks .The plumber had to keep coming out cutting holes in drywall for several weeks, which meant we had to take time off work many days to be there for repairs . So our first month or two was spent waiting on repairs, cleaning appliances and areas they missed , and being without a fridge . The fridge smelled horrible like rotting flesh. They should have known this before leasing the home. Even the tech they sent out didn’t want to smell the stinch of that frig. Do better Mynd .

I have taken Mynd to small claims court and received a $4000 judgment against them. They never showed up for court. They are currently in contempt of court and have an in-person trial pending to determine if a bench warrant will be issued. DO NOT USE THIS COMPANY IF YOU ARE AN INVESTOR. Trust me, they are by far the worst company I have ever done business with. Truly unprofessional, wholly irresponsible, and a legal risk to boot. I hope someone gets arrested soon and I finally get paid my judgement.

Update: The judge did issue an arrest warrant for my prior property manager. Once Mynd was notified of this, they sent a check for settlement. In the perfect microcosm for this company, they did not send the correct amount. They didn't pay for final court costs, so the case remains open an unsettled. You'd think they would want this to go away, but they continue to shoot themselves in the foot. It's been weeks, they still haven't reconciled the judgement owed (updated: all costs were paid in the following weeks, case closed).

I cannot imagine a scenario where anybody is giving this company a good review. It is insane just how inept they really are. Go look at their better business bureau profile!

My experience with this rental company has been extremely disappointing and has caused significant stress for both me and my family. From the moment we moved in, the home was clearly not properly prepared or inspected. We found dirty underwear left in one of the closets, the refrigerator smelled like something rotten had been left inside, the A/C was not working at all, and the secondary bathroom toilet and shower both had ongoing issues that made them difficult to use. Instead of being able to settle comfortably into our home, we were immediately forced to deal with multiple sanitation, maintenance, and habitability concerns.

Despite bringing these issues to management’s attention, we were met with little accountability and poor communication. We requested a reasonable resolution, either one month’s rent paid considering our monthly rent is $1,946, or the return of our nearly $3,000 deposit due to the unacceptable condition of the property. Instead, we were only given a $199 credit to our account, which does not come close to addressing the inconvenience, stress, and conditions we were forced to live in. To make matters worse, every time I call attempting to speak with someone regarding reimbursement or resolution, I am repeatedly told nobody is in the office or available to help. The lack of urgency, professionalism, and concern shown toward my family throughout this entire situation has been unacceptable.

I would not recommend Mynd Property Management to anyone based on my experience.

From the moment I moved in, there were issues that should have been handled before a tenant ever stepped foot in the home. The air filters were either missing or not properly installed, and the back porch was broken, I which actually led to my mom falling shortly after move-in. That alone shows a lack of basic property maintenance and safety checks.

Also, upon moving the oven didn’t work I was without an oven for a month.

Throughout the 12–13 months I lived there, communication with customer service was consistently poor. Responses were either delayed, unhelpful, or came off as rude. It felt like once you signed the lease, support and accountability disappeared.

The most frustrating part came after I moved out. I was charged $550 for lawn care. Specifically mowing and removing branches/sticks. However, when I returned to check on the property, the work hadn’t even been done yet. So essentially, I was charged based on an estimate rather than actual completed service, which is unacceptable.

Overall, this experience felt unprofessional and poorly managed from start to finish. I have documentation and screenshots to support these issues. Renters deserve better communication, proper maintenance, and fair charges.

I strongly advise others to think twice before leasing here.
