Zero accountability once money is owed back to the tenant.

After vacating a commercial unit in good condition, I formally requested my security deposit on January 1, 2026. The deposit was not returned, no deductions were itemized, and no communication was provided. A separate written request for CAM reconciliation was also ignored entirely.

Nevada law requires security deposits to be returned or itemized within 30 days after move out. That statutory deadline passed with complete silence. No explanation, no response, no professionalism.

As a result, a formal complaint was filed with the Nevada Real Estate Division, followed by a small claims court filing to recover the funds.

This review is based on documented dates, written requests, and total non response. Business owners should think very carefully before trusting this company with large sums of tenant money.

Wasim, let's be accurate about what actually happened.

The deposit was not returned within Nevada's required 30-day timeline. That deadline passed with complete silence from your office. I sent multiple emails and texts during that period — all ignored. The only reason you finally responded was after I notified you that a formal complaint would be filed with the Nevada Real Estate Division. That is not "coordinating with the owner." That is non-response until a regulatory threat forced action.

Your reply also contradicts itself. You claim the refund was issued within the legal timeline, then in the same response explain it was delayed because you had to collect funds from the owner. Nevada's 30-day clock does not pause for internal disputes between a property manager and a landlord. That is your operational issue to solve, not the tenant's burden to absorb in silence.

Whatever arrangement existed between you and the owner is irrelevant to your obligation as the property management company. Your job is to communicate with the tenant. A single email saying "we're working on it" would have prevented this entire situation. Instead, you chose silence until enforcement was on the table.

Don't frame yourself as the reasonable party here. Emails, texts, dates, and a filed regulatory complaint speak for themselves. Future tenants reading this should weigh the documented record — not a sanitized response posted after the fact.

I reached out to Wasim when I first got notice from my tenants that they were moving out. I interviewed many property managers....and then it ended when I called Wasim.
After speaking with him, I immediately felt like he was the perfect fit. He is very professional, makes great suggestions of companies to contact to help with getting the property ready for the new tenant, and he takes care of every aspect needed to get the property rented. I was impressed with his professionalism and great communication, even over the weekend. I contacted Faranesh Real Estate and Property Management on Feb 18, 2026 about an overgrown Palo Verde tree at a property they manage. Almost half of the tree’s canopy extends into my backyard, dropping heavy debris and creating an ongoing cleanup burden. I also explained it was a health concern for my daughter (itchy eyes and sneezing when she plays outside).

Their last response was on March 5. In that email, they stated: “We spoke with the owner, and they have reiterated that they will not cover the cost to trim the portion of the tree extending into your yard.” They suggested I could trim the branches on my side “as long as the tree is not harmed,” which I am not willing to do due to liability for a tree I do not own.

Since March 5, they have not replied to follow-up emails, and there has been no plan or timeline to resolve the issue. Very disappointing communication and no resolution.

Update: This is not a small branch I can trim myself. Some of the overhanging branches are more than 30 feet high, so trimming is not a simple DIY task—I would have to hire a landscaper to trim a tree that is not mine. If it were minor, I would trim it myself, but asking me to pay to hire a landscaper to cut back a significant portion of my neighbor’s tree is not reasonable or fair. I suggest you come and take a look of the tree and know what happening.

My review reflects my experience with this unprofessional property management company: lack of resolution, no clear timeline, and poor communication.

Faranesh Real Estate and Property Management is a great company. We switched our rental properties to them in 2022. Wasim and his team provide excellent service for us. Wasim always replies to our emails instantly, and they have dedicated personnel to resolve any issue with the HOA. They respond quickly, often on the same day. Even when we received a potentially fraudulent email and sought help from Wasim, he had his team's lawyer verify and resolve the issue for us, for which we are very grateful. If you're looking for a management company in Las Vegas, I highly recommend Faranesh; they won't disappoint. As landlords who have owned properties for over ten years, we've used four different management companies, and Faranesh is the best.

Stay away from this property management company! They are the perfect example of why the laws changed October 1 - to protect renters like us.

From the start to the end of the leasing experience, they are unprofessional, deceitful.

Morrisa - waited one week before we moved into sent the lease agreement. At that time, we were notified extra fees that was not discussed when we first sent the deposit. We had to have a place to live so we paid them.

At move in - we picked up the keys at the office and asked the front desk and wanted to know things like what mailbox number - we were told to call the post office ( should all this be on a spread sheet if they are the property managers).

Arriving at the house for the first time. There was poop in the upstairs bathroom, no batteries in the thermostats, dead bugs in the kitchen, and mail box full of mail - contacted Morrisa and received a "oh sorry",

We were automatically enrolled in a "residence benefit package" $45.00 a month that included a filter for the AC every three months and it was our responsibility to change. Picture attached, I dont think it was ever changed before us.

Move out. We left the house cleaner and in better shape than when we moved in. Had it professionally cleaned and carpets done also. Never hung anything on the walls or even used the stove.

I knew this company was going to be a problem, so I scheduled a move-out walk-through so there were not any "surprises" or extra fees. The employee said we were good to go, took pictures of us all and said we would hear from the office about the return on the deposit.

We received our deposit back with a handwritten note (picture attached) -$420.00 for "touch-ups". I have contacted them to see what the touch-up included. No response.

I have called and emailed to discuss this with Morrisa, William (the owner). No call back or email response.

I truly hope this review helps anyone looking to use this company for property management.

Worst experience with them sense day 1. They never mentioned in the listing about a dog rent. With that being said triniti and the whole office was very misleading. We have been in the property for a 1 and we have had some issues. Let me just say if you have an issue before you move into the home make sure you check and document everything they will screw you over with oh whatever even including wear and tear you didn't mentioned tenants will be responsible for maintenance personnel that is a 125$ fee they add to your rent. They don't care and they will give you to the max of disrespect to tell you either take it or fix it yourself type of thing.

We have been in our home since April of this year and still do not have items fixed. This home was not move in ready from the carpets being compacted with dirt, the house was not cleaned upon our arrival and we still do not have our reverse osmosis nor our water softener fixed since we have moved in 5 months ago. I have called countless numbers to the office with no response. I have emailed the maintenance department for updates multiple times with no response either. I have been told that the owner of the home did not want to pay to have our water softener fixed, however this was one of the amenities that was advertised. We finally got someone to confirm that it was broken on Aug 6th. They reported it back to Faranesh and I have yet to hear back. Seems as though I only get a response from them when I threaten to call Better Business Bureau. So now I have resorted to blasting them on Google because clearly, they only care about perception, not their current tenants. We will be leaving this house IMMEDIATELY after our lease is up. Run far away from these folks & rent a home from property managers that actually give a crap about their tenants.

THEY DO NOT CARE ABOUT RENTAL PROPERTIES. Never answers the phone. I had multiple work orders that were never fulfilled, then when I asked about it, they told me I would need to put down another deposit for them to be serviced. After that they still didn’t get anyone over to fix it. When you finally get someone on the phone it’s some teenager who says she will get someone to reach out, and they never do. The staff have attitudes. Said they were sending me my deposit through the mail. It’s been over a month and still no check. Tried emailing wassim, but of course he doesn’t reply either. Tried to call again and it goes to voicemail. Do not leave your rental properties with this company cause they simply don’t care.
