Very disappointing experience at Stanley Martin Homes’ Avalon Park community in Wesley Chapel. My clients were pre-approved VA buyers, selected a Quick Move-In home, and were ready to move forward. I repeatedly requested the purchase contract and sent multiple emails to the sales team without receiving a meaningful response.

After being redirected to new contacts due to a staffing change, I continued reaching out and still received no follow-up. After nearly three weeks of trying to move the transaction forward, my clients decided to pursue another community.

The lack of communication and follow-through was extremely disappointing, especially with qualified buyers who were ready to purchase. I hope Stanley Martin reviews the sales process at this location and improves communication with buyers and Realtors.

I had a very disappointing experience with **Benjamin L. Trobaugh**, the sales representative at Stanley Martin Homes in Wesley Chapel.

As a first-time homebuyer, I expected the sales process to be informative, patient, and respectful. Instead, I felt that many of my questions were dismissed. Rather than taking the time to explain the financing options or answer my concerns, I was repeatedly told to speak with the loan officer. I also felt that my ability to qualify for financing was questioned before my financial situation had been fully reviewed.

Buying a home is one of the biggest financial decisions a family will ever make. This isn't like buying a burger or making an everyday purchase where you can decide in a few minutes. Buyers are investing their hard-earned money and committing to a mortgage for decades. We deserve the opportunity to understand the pros and cons, compare builders, review financing estimates, and ask every question necessary before signing a contract.

During my visit, I was told that many buyers purchase homes without even reviewing financing estimates. That may be true for some people, but I don't believe that is a responsible approach. Every buyer should fully understand their monthly payment, cash to close, interest rate, incentives, and financing options before making such a major commitment.

At no point should a buyer feel rushed or made to feel that asking questions is a problem. A professional sales representative should welcome questions, provide clear answers, and treat every customer with patience and respect.

My feedback to Stanley Martin is simple: buying a home is an emotional and financial milestone. Sales representatives should understand that customers are trusting them during one of the biggest purchases of their lives. Professionalism, respect, and good communication matter just as much as the home itself.

I hope Stanley Martin takes this feedback seriously and continues improving the customer experience for future homebuyers.

We signed a contract for a new build townhouse on August 2021. It's July 2022 and they are nowhere to be finished. Since December 2021 we're promised for a closing and it's not happening because they always have a delay with something. Very incompetent and unprofessional. Do not recommend new build with them. I wish I went with Epperson. Our relatives finished a new build house in Epperson within 6 month.

DO NOT SIGN PAPER UNLESS THE HOUSE IS FIXED! We were told at the closing day that the jobs will be done that day. After we signed, went to the house, we were shocked of what a new house look like inside. Handprints on cabinets and windows, scratches on bathtub have not been removed, grouts dirt on floors, overspray on door stopper, door hinges, door knobs, garage door, cabinets. The second bathroom has an area where does not have wall texture and the other has heavy texture. The worst part is the whole indoor wall painting has 2 differentiation of colors, still deal with it at the moment and still have 2 tones of wall color! The builder is not responsive, no communication, have to chase him all the time. The cleaner was sent over but they did not clean the overspray, I had to do the cleaning myself on a new home. The painter was sent over a month later but they were ordered just to repaint the living room and hallway. Our previous house was 15 years old but did not need as much as work compared to this brand new house.

Delayed building timelines, no communication whatsoever and a promise downtown that has been delayed many years. Research past build quality, talk to the community. They are selling homes based on amenities and a downtown that is going to be delayed for a decade.
