Lived here for a total of 3 months so far, and I absolutely love it! The community is beautiful, and the staff is incredibly friendly, helpful, and always willing to go the extra mile. Every maintenance request I’ve submitted has been addressed and fixed within 24 hours, which is absolutely amazing. So far, I’ve had such a wonderful experience living here!

My elderly Mother and I had a great experience touring this community and wanted to leave a review because it left a positive impression upon us both.

First and foremost, Trinity has been very accommodating and amazing throughout everything. She consistently reaches out to us with different units that come available that might fit our specific apartment needs. I appreciate her flexibility to show us different floorplans and her knowledge about the complex. She doesn't push you into taking a unit you may not want. She makes sure to know what it is you need in a unit and does her best to find something that fits your needs.

The amenities were a great highlight of the complex. The 2-story gym and Sky Lounge really stood out. Everything was clean, well maintained and felt like an area you would enjoy spending time in after a long day of work. The enclosed hallways were clean and the temperature was nice and cool (great for these hot summer months). It was a pleasant surprise to see the valet trash built into the apartment unit itself. First time ever seeing that at a complex. It helps keep the hallway clean and you don't have to see trash bags all throughout the hallway like at other complexes.

Overall, this complex and staff left a favorable and lasting impression on us both. Once we're ready to make our next move, this will definitely be a strong contender for consideration.

I’ve lived at Cortland Riverview for about a month and I absolutely love it! The community is quiet, well kept, and the amenities are comparable to a 5-star resort. The amenity rooms are jaw dropping. Bonus for having a hot tub and propane grills (not electric)! We’re centrally located to shopping in Brandon and it takes me about 15-20 minutes to get to Channelside/Ybor.

I previously lived at Cortland Westshore and greatly enjoyed my time there. When I had to relocate for work, another Cortland property was the only option I considered. Thanks CeAsia for helping me find my apartment!!

My recent interaction with your leasing office, Trinity, and Marisa (Marcia) has been one of the worst experiences I've ever had. What should have been an exciting process of securing a new apartment became one of the most frustrating and misleading rental experiences I have ever had.
During my interactions with Trinity, I was explicitly told language suggesting the apartment could be “held” for me and that I had 48 hours to complete payment. Based on those representations, I reasonably believed the unit I toured and intended to lease would remain available while I completed the required next steps. I submitted my application after the evening and noticed that the unit I toured was no longer available. I had to wait 2 days due to the holidays to learn that the unit had been leased to someone else, apparently, before I had even finished touring. At no point was it made clear to me that the apartment remained fully available to other applicants and could be taken immediately despite the wording your team used. The use of terms like “holding the apartment” was highly misleading and created a false expectation that I had time to move forward without losing the unit. A simple e-mail telling me the apartment I exclusively looked at was taken the same day would have solved this issue and saved me the hassle.

What made the experience worse was what followed. After the apartment I wanted was no longer available, I was offered alternative units that I never toured, never expressed interest in, on a different floor than I wanted, and that were approximately $250 more a month than my stated budget. Rather than addressing the issue caused by the miscommunication, I felt I was being redirected to options that did not meet my needs.

As a result of this process, I have wasted my time and have nothing to show for it. I do not have an apartment secured, and now have to try again. I'm writing to ask that you revise your communication to potential tenants. Not all of us are experienced renters, and it is predatory to use terms like 'holding out' for an apartment.

I find this entire experience unacceptable. Whether this was poor communication, a lack of internal coordination, or intentional sales pressure, the result is the same. I was misled and negatively impacted because I relied on information provided by your staff. More importantly, I want the entire money I spent on this process refunded. Merely giving me the administration fee is not enough, given that your company misled me.

My husband and I have been here for over a year, and there are pros and cons. The biggest con is that the noise insulation is rather poor for a newly built complex marketed as luxury. If you live on a lower level, you can hear practically every footstep from the unit above you. It seems that the buildings were constructed cheaply. This, in all fairness, is an issue lots of apartment complexes suffer from not just Cortland. But when we lived on the 2nd floor it became excessive since our upstairs neighbors would stomp, run, and continuously bang heavy objects onto the ground for hours at a time.

Other smaller issues are that some people smoke on property and/or don’t pick up after their dogs. But the leasing office puts up signs and sends out frequent notices reminding residents of the rules. They’re limited in what they can do without having proof of who is causing the problem. Ultimately the residents bear part of the responsibility to not be lazy and inconsiderate

With all that said, the onsite staff is great. In my experience they are very attentive and good at communicating. Shoutout to Marissa at the office for helping us work out a transfer to a top floor apartment and resolving the neighbor issue. The transfer is free for long term residents, which was helpful for us. We love the new unit so far, especially the layout. It does face the road, so we can hear traffic but that is A LOT more tolerable than the overhead impact noise we dealt with before. As for the other pros of living here, maintenance is excellent and works fast. One time, our AC was out and Richard was there to fix it in less than 20 minutes. Also, the neighborhood is pleasant plus the pool and gym are nice. The gates have been functioning more consistently this year, and the staff clearly puts effort into maintaining the property/landscaping. The trash valet service has been reliable, and we have not experienced any major bug issues. I feel that unlike many other complexes, the onsite team actually cares and tries to make living here a good experience. We hope to stay until we buy a house
