Rent has increased by over 50% since we have lived here since 2018, but the condition of the building has drastically deteriorated. For what we pay, the current level of neglect is unacceptable.
Key Issues Ignored for Years:
- Elevators: Consistently out of service, causing major daily inconvenience.
-Broken experience shower,
-Broken and unsanitary Hot Tub
-TVs and sound systems in common areas are broken
-ice maker in piano lounge broken;
-Removed coffee machine and rooftop palm trees
- Stained pool surface, broken tiles and oool level low
-rRusty fire pit filled with water,
-Non working ceiling fan in fire pit area and no ample lighting there also greenery has yet to be replaced in planters,
- Filthy, windows haven’t been cleaned in years f—Flooded/stained hallway carpets haven’t been replaced
-Paint touch-ups needed in multiple areas
-Severely worn, faded furniture throughout the clubhouse and common areas as well as broken and loose furniture pieces.
- Stained or missing curtains that were never replaced in common areas.
Community Experience: Complete discontinuation of resident events and social gatherings, despite unfulfilled promises from management saying they are going a different direction with surprise and delight. Residents take pride in this community, but the severe lack of upkeep is deeply disappointing. Management needs to step up and properly address these long-overdue repairs.

Lived here for 5 years. Pool closed for 6 months last summer. Elevators broken about 1/3 the time so long wait times . Removing palm trees from rooftop (happening now). Pool
Has mold And missing tiles. Gym equipment slow to be fixed and sauna and experience shower slow to be addressed too. Camden and management cares about profit and not about resident experience despite being the most costly apartments in downtown. If I could do it over again I would rent from a newer and more attentive building. Camden does not care about resident experience or feedback . Just an example. Now they are removing the palm trees from the roof top. No explanation despite all other buildings having similar trees and our trees being here10 years. Nick the manager admitted in text that they don’t have a plan to replace yet. Crazy to remove with no plan set up to make better. Honestly. It’s all about dollars for Camden. They do not care about the residents. Sad to say. I rarely leave bad review. But I pay about 3500 monthly for a a one bedroom for a building that gets worse each year. And a management team that does not care to fix. So if you were my friend I would.
Recommend renting elsewhere.

I am very happy with Pier District! The units are great, and our rooftop pool is especially fantastic. Just think, you are in downtown St Pete enjoying a frosty beverage on the roof that just so happens to have a pool. Paradise.

The staff is very attentive and eager to address concerns. That is one of the things I have been most pleased with. Every time I’ve gone to the office, I have never felt that I was wasting my time bringing suggestions or complaints. Jason in particular is great - always a joy to work with him and I can tell he truly cares about improving the community.

5 stars, would recommend living here. Prices are very reasonable for the area.

I have been a resident at Camden Pier for the past year and, thankfully, my 14-month lease ends in October. I had high hopes when I moved here, but the building is showing its age, and management appears to be charging premium rent for the location without making the necessary investments to maintain the property.

Some maintenance issues are expected in any apartment community, but when you’re paying nearly $3,600 per month in rent, you expect a much higher standard of upkeep than what I’ve experienced.

To make matters worse, if I had renewed my lease, my rent would have increased by $300 per month. Unfortunately, it doesn’t appear that the additional revenue is being invested back into repairing or maintaining the property.

Community Issues

* The building and parking garage are constantly plagued by elevator problems. During my time here, 6 of the 7 elevators have experienced major outages, and elevator issues are a weekly occurrence.
* A major flood originated on the 7th floor and cascaded through multiple floors below on one side of the building. It required industrial fans, removal of baseboards, and repairs that took approximately 2–3 months to complete.
* Large sections of the building’s stucco cracked and fell onto the street below, requiring scaffolding and construction crews to remain on-site for nearly six months.
* The sauna, grills, experience shower, and hot tub have all required significant repairs, and some amenities still are not functioning properly.
* The pool frequently overflows on the lower side, flooding the lounge chairs. Either the pool is consistently overfilled or the drainage system cannot keep up.
* The gym equipment is worn out. Many of the machines have torn padding, several cardio machines make loud knocking noises during use, and the stretching/yoga mats are ripped and should have been replaced long ago.
* Management allows construction workers from neighboring projects to park in the resident garage during the day, despite the garage already being near capacity. These workers often drive at excessive speeds through the garage, creating safety concerns. On multiple mornings, I’ve also observed groups of workers standing on the top level of the garage smoking marijuana before heading to the neighboring construction site.
* The stairwells are frequently covered in dog urine. Unless residents report it, management rarely appears to inspect or clean these areas proactively.
*Parking garage is full of trash and very dirty.

Apartment Issues

* My air conditioning has failed four separate times, each requiring extensive repairs.
* My washing machine randomly dispensed bleach onto my clothes, ruining over $800 worth of clothing. It took four maintenance requests before management finally replaced the machine.
* I live in a two-bedroom, two-bath apartment and have experienced severe water pressure issues since the day I moved in. I cannot run the dishwasher or another water-using appliance while taking a shower without losing water pressure almost entirely. (I’ve attached a video showing what happens when I try to do dishes while the dishwasher is running.) Maintenance blamed the neighboring construction, but I don’t believe that’s the actual cause.
* Ironically, while the apartment struggles with water pressure, the dishwasher uses so much water that it often fails to dry the dishes properly. It has also developed mold inside on multiple occasions, requiring bleach to clean it.
* The microwave occasionally behaves erratically after use, rapidly flickering the kitchen lights as though it’s malfunctioning.

Overall, this has been a very disappointing experience. I hope this review helps prospective residents make an informed decision before signing a lease.

I’m sure management will respond with the standard “We’re so sorry this was your experience” message, which, ironically, will probably be the most responsive they’ve been to any resident communication during my time here.

One thing management does exceptionally well, however, is making “Out of Order” signs.

Very nice apartment complex. The person who helped secure us a spot, Samantha, was very nice and willing to answer our questions, and was very understanding of them. She also gave a great tour of the building! I very much look forward to living here and recommend that you look here as well if you plan on living in Saint Petersburg!
