So nice I came to live here twice! First back in 2021 with a couple of roommates when it was under a different management and most recently in a studio earlier this year.
Both times I was in a town house and highly recommend this option if available! The Studio Townhome was the exact amount of space me and my big dog needed and felt like a tiny home. The attached garage was massive to the space and storage and I was able to charge my EV right at home.
Maintenance was always super quick and friendly and the staff is always incredible. The complex is huge and has tons of shaded walking areas along the perimeter.
Big fan of the dog park, gym, pool, Thursday food trucks, and overall location is nice and tucked away. Wouldn't even know my unit was right next to a highway with how well the buildings are built to cancel out noise.
Best apartment option in between St Pete and Tampa and the area is growing even more! Happy livin

Living here has honestly become exhausting. You pay an extremely high amount in rent, yet it feels like you are permanently living inside a construction zone. There is constantly construction either inside the property or immediately around it, with nonstop noise, dust, and disruption. At this point, peaceful enjoyment of your own apartment feels like a luxury.
The mailroom door is another issue that I genuinely cannot understand. It is unbelievably difficult and unsafe to use, especially if you are carrying packages, groceries, or anything else. It closes on people, catches arms and hands, hits your feet, and is dangerous for pets trying to get through with you. I cannot imagine how difficult it must be for delivery workers who have to bring multiple packages through that door every day. I have seen people get hurt by it repeatedly, yet it never seems to actually get fixed.
There is also an unbelievable mosquito and no-see-um problem throughout the property. You genuinely cannot take a five-minute walk outside without ending up covered in bites. They are everywhere, to the point that simply walking your dog or spending a few minutes outdoors becomes miserable. For a property at this price point, it is ridiculous that residents cannot even comfortably use the outdoor areas without being eaten alive.
Then there is the ongoing raccoon problem. Despite repeated warnings, one or more residents continue intentionally feeding them. As a result, raccoons are constantly roaming around the property and getting into the trash. They create problems with pets, including cats and dogs, and walking your dog can become chaotic when you encounter them. Then wildlife removal has to be called, presumably at a cost that ultimately becomes part of maintaining the property. It makes absolutely no sense to allow this cycle to continue when the underlying problem is known.
The frustrating part is that the employees here are genuinely wonderful. Every staff member I have interacted with has been incredibly kind, helpful, and pleasant. They are honestly the best part of living here, and I feel bad even writing such a negative review because none of this reflects how I feel about them.
But wonderful employees cannot compensate for living with constant construction, noise, dust, an unnecessarily hazardous mailroom entrance, an overwhelming mosquito and no-see-um problem, and an ongoing wildlife problem that is allowed to continue despite repeated complaints. At these rent prices, residents should not have to simply accept these conditions as normal.

I moved into Magnolia the first week of December (2025) and I love it. Tammy was my leasing agent and helped facilitate my move. She has been so helpful and accommodating. She's great at emailing and communicates fast. The maintenance team, Bob and Nick, are the best. Fast and friendly service. The community and location are great. I'm so happy to be here.

The staff are super helpful and friendly. Rosemary was professional and worked beyond expectations to help meet my deadline and get us approved. Move in process is very organized and easy for the residents .The timely response from maintenance is amazing…and they fix the problems right on the spot. There is no delay when it comes to resident happiness. The Manager is on site and very present in the day to day flow. His willingness to ensure satisfaction with each aspect is very rewarding to see these days. This community is by far one of the nest I have seen . There are so many positives to choosing Madison Gateway!

If you're considering taking up residence here, I want to share some of my experiences from having lived there for more years than I care to admit. In my opinion, most of the five-star reviews here are left by people right after they move in. In fact, the initial appearance of this apartment complex is quite fetching. However, there are a few larger issues that you should be aware of:
Parking:
As other reviewers have shared, parking here is definitely an issue. There are nowhere near enough spots for all of the residents here. While there is an option to rent a disconnected garage, if you're not living one of the few units with a connected garage, most of these garages are used by residents for storage. The irony being that the addendum you sign, upon renting said garage, prohibits you from doing so. This, like any other "policy" regarding parking is simply not enforced. I have seen several residents with garages take up parking spaces.
This leads to a domino effect of residents parking along the curbs of the complex. This happens every night, all over the complex despite the signs that you will see upon entering, which specifically prohibit this. Yet another policy that is not enforced. On more than one occasion, someone parked in front of my entry way, blocking me in. I called the office, and they made their "best effort" to find the person. Once they determined that they could not find them, they informed me that they could not tow the vehicle for another 24 hours. FYI, it states, specifically in the lease, that parking like this is prohibited and will result in towing at the owner's expense.
Flooding / Plumbing Issues
You will find other reviews that specifically mention this as well. I also experienced this...twice. The principal issue is the cheap parts / materials that are used in the bathrooms. The connectors from the toilet to the water source are plastic and frequently degrade. This leads to flooding of not only your adjacent room, and worse if you do not catch it, but the unfortunate resident that may live below you as well.
Ancient Air Conditioning Equipment:
I do not know how else to state this, but I would not recommend renting a third-floor apartment under ANY circumstances. I lived in one of the third floor, two-bedroom apartments, for many years, and even transferred to another one. However, in either apartment, the bedroom farthest away from the handler will be an oven in the hot months of Florida summers. They will not replace the AC units, or the air handlers, until metal is literally clanging around inside them. I battled temperatures of 85+ degrees in that second bedroom. Even after leaving the AC running, set to 68 or 67 degrees, for hours, that room would not cool down lower than 77 degrees. I have heard that there is a fundamental design flaw in the ducts for these units and it simply "cannot be fixed".
Terraces:
You may have seen this in other reviews as well. The terraces have no drainage whatsoever, unless it has been fixed by a previous resident with a power drill. Any time in rains, which is most of the time in Florida, you will need to try to get that water off of your terrace. It will also lead to dirt / mold build-up if you aren't paying attention to it.
Renewal perks are never delivered:
Whenever you renew, they will offer perks such as "painted accent walls, maid service, or carpet cleanings". Unless you aggressively pursue this, they are never delivered. This was true before Covid and has not changed at all.
Allergies:
This final part of my review is largely subjective. However, I suffer from brutal allergies. I woke up each morning with a sinus nightmare that took hours to resolve, humidifiers, oils, nasal "washes", etc. At the time of this writing, I have been out of that apartment for a little less than two weeks. I have not had a single bout of sinus issues in that time.
