We lived at this apartment complex for 7 years, so we have a lot of experience with both the positives and the negatives. Unfortunately, our experience toward the end became increasingly frustrating, and we ultimately felt like we were being priced out.

One of the biggest issues was the number of fees and charges that seemed to suddenly be added for things that had previously been included or covered under our rental agreement. We also had an issue at move-out where we were charged $213 to replace blinds that we had previously been told were in good condition, despite being older.

As a mom safety also started to become a concern. We’ve noticed an uptick in police calls to the complex. As well as multiple unhoused individuals who from time to time camp in the space behind the northeast wall of the complex.

There are definitely some positives. The complex has a lot of shade and some nice green space, a decent volleyball area, and the staff has generally been friendly, and the pool is nice during the summer. The bedrooms in our unit were a good size.

However, there are several areas that could use significant improvement. The living/dining area is quite small, and we felt the photos online were somewhat misleading in terms of how spacious the apartment actually feels. The windows are old and drafty, the children’s playground has visible rust, and some of the sidewalks are uneven with deteriorating border walls.

Parking can also be difficult, and unfortunately, our car was damaged by a neighboring vehicle. Cell service (T-Mobile) wasn’t particularly good in our apartment and the Wi-Fi (TDS) was frequently slow and laggy.

Pet cleanliness was another ongoing issue. While many residents are considerate, we regularly encountered dog waste left on sidewalks and had to deal with picking it up ourselves.

Over the years, we also noticed a significant change in the resident population. The community seemed to shift toward a much younger, college-aged crowd. Most neighbors were friendly, but there were frequent conflicts between older/retired residents and younger residents because of late-night noise, sometimes continuing until 2–3 a.m.

Tip: Don’t throw anything away. We threw out a non working painted over coaxial cord and were charged $10 for it. We’ve also heard of former residents being charged for throwing away the old shower rod in the hallway bathroom.

Overall, after seven years, we were disappointed that the complex seemed to decline in some important areas while costs and fees continued to increase. There are certainly some things we enjoyed about living here, particularly the shade, green space, friendly staff, and summer pool, but the overall value no longer felt worth the cost for us.

Worse place I've ever lived, they don't care about you at all just what they can get away with, manager VERY rude and complains about crooked parking, parking a Lil over the curb, when my unit got broken into i called to see my rent amount and she joked about the breakin. Honestly so glad to be gone but they still wanted to stab in the back one more time by charging me 4000 for 60s days I "didn't notify" them when I clearly tried. I've learned my lesson worst place EVER qll management

Personally I had a good experience living here overall, (besides the bathtubs new coat shedding once I took my first bath) but one thing I wish I had known before signing the lease was the early move-out policy. If life changes and you need to move before your lease ends, even if you give them a full month's notice, you may still have to pay either the remaining rent on your lease or a lease settlement fee, which can end up being very expensive. I had never run into this with any of the other places I've rented, so it really caught me by surprise. I just wanted to share my experience so others know what to expect if they rent here. Don’t know if this is an Utah thing, just letting everyone know so y’all stay safe and have a future to hope for… best of luck!

If you want reasonable, stable rent, a super manager and excellent apartment maintenance, check out Sunset Springs! I've lived here for 15 years because it's a great location, terrific floor plan (2 BR, 2 BA) and managed by a new company, EMG, who have made significant improvements to the property. The Manager is always fair with renters and works hard to assure everyone's safety. I certainly appreciate these high standards and common sense Renter's rules, the no smoking policy, and always respectful and considerate treatment! Come see for yourself! It's a great place to live.

We lived at Sunset Springs apartments for 2 years and had a great experience! They are older apartments but they are well taken care of. Debra is so sweet and very good at communicating with things going on around the community. Maintenance was also quick at coming out to fix our issues within a day or two which was nice.
We loved that it was a no smoking community especially with kids. They do have a small playground which my kids liked going to sometimes and the pool was well maintained. The new owners are fixing/adding a lot more things so I’m sure it’s going to be even better! Pricing was good compared to a lot of other places. Overall we liked living there and only moved for bigger space. Definitely recommend for small families, students, etc!
